Wood is affected by moisture, foot traffic and the condition of its finish. Once the finish wears thin, the timber underneath is more exposed.

Stone has its own story. It collects dirt and wear over time, and some stone surfaces need specific cleaning or maintenance methods. What works on one can be the wrong choice for another.

That's why a one-size-fits-all approach to floor care doesn't really work.

The right maintenance depends on two things: what your floor is made of, and the condition it's in right now.

You mop it. You clean it. You look after it.

But somehow, the marble still looks dull.

That’s because the problem isn’t always dirt.

Over time, foot traffic, fine scratches, etching and general wear can change the actual surface of the stone. Once that happens, normal cleaning won’t bring the original finish back.

The good news is that tired-looking marble doesn’t automatically need replacing.

Depending on its condition, professional cleaning, polishing or grinding may be enough to restore the surface and bring back its natural clarity.

The important part is identifying what’s actually causing the dull appearance before deciding what treatment it needs.

One of the most important stages in wood floor restoration happens before the finish is applied.

It's called water-popping.

This process involves lightly applying water to the timber after sanding. Doing so opens the wood grain and helps the oil pe*****te more evenly and effectively.

On our recent teak parquet restoration, this step played an important role in achieving a richer appearance and consistent finish.

It's a small detail.

But often, it's the small details that create the biggest difference in the final result.

𝐖𝐡𝐞𝐧 𝐯𝐞𝐫𝐲 𝐥𝐢𝐭𝐭𝐥𝐞 𝐨𝐚𝐤 𝐫𝐞𝐦𝐚𝐢𝐧𝐬, 𝐜𝐨𝐧𝐭𝐫𝐨𝐥 𝐦𝐚𝐭𝐭𝐞𝐫𝐬 𝐦𝐨𝐫𝐞 𝐭𝐡𝐚𝐧 𝐬𝐩𝐞𝐞𝐝.

For this engineered floor in Fish Islands, we used the Pallmann Spider to carry out a precise, minimal sanding process.

The objective was not to grind deeply into the boards.

It was to remove the worn surface and prepare the floor while preserving as much of the remaining veneer as possible.

Once the sanding was complete, the client chose Pallmann Magic Oil Ergo.

This two-component oil was well suited to the project because it provided:

a hard-wearing finish for a rental property
a natural oiled appearance
a practical maintenance route
fast drying and curing for the handover schedule
the ability to refresh the finish through appropriate future re-oiling

The floor could be walked on after around four hours and was stated as cured within approximately twelve hours, which helped us complete the project within the client’s one-day window.

The machine and product were important.

But neither replaces judgement.

A professional system only works properly when it is matched to the floor, the condition, the required finish and the way the property will be used.
