We are delighted to announce that planning permission has been granted for the new London Fire Brigade Headquarters, the redesign of Lambeth Fire Station, and a new events and exhibition venue incorporating the London Fire Brigade Museum. The development will be delivered on the site of the Grade II listed former London Fire Brigade Headquarters at 8 Albert Embankment, Lambeth.

Following extensive engagement with Lambeth Council and local stakeholders, this decision represents a major step forward in the London Fire Brigade’s ambition to return to its historic home and create a modern base that will serve the organisation for generations to come.

This important consent builds on our growing body of work in the renewal and adaptation of significant civic and historic buildings, reflecting our ongoing commitment to design that respects heritage while supporting future needs.

We are delighted to announce that we have been appointed to design No.2 West Bar Square, the latest phase of the ambitious West Bar Masterplan in Sheffield. Providing premium Grade A office space, the development will play a key role in shaping one of the city’s most significant regeneration projects and further establish West Bar as a premier business destination.

Identified within Sheffield’s City Centre Masterplan as a key location for inward investment, West Bar is transforming a prominent part of the city centre into a vibrant mixed-use destination. Set within the Riverside Business District, the masterplan brings together high-quality workspace, residential, hotel, retail, leisure and community uses to create a thriving new urban quarter. Founded on strong placemaking principles, the development is creating new public spaces, strengthening connections across the city and providing a flexible framework that can evolve in response to future occupier and market needs. With the wider vision now well advanced, No.2 West Bar Square represents an exciting next step in the continued delivery of this landmark regeneration project.

We’re currently developing proposals for the adaptive reuse of Hanworth Park House, a Grade II listed building on Historic England’s Buildings at Risk Register. Through the restoration of the house and enhancement of its gardens, the project aims to secure the long-term future of this significant heritage asset while creating a sustainable and vibrant new neighbourhood for the London Borough of Hounslow.

The proposals will deliver 300 mixed-tenure homes, including 40% affordable housing, alongside the restoration and reactivation of Hanworth Park House as a destination for community, employment and arts uses. The masterplan has been carefully shaped around the historic building and its mature parkland setting, with new public spaces, enhanced pedestrian and cycle connections, and improved links to Hanworth Park helping to create an accessible and welcoming environment for residents and visitors alike.

The design seeks to balance heritage conservation with contemporary placemaking, respecting the character and significance of the listed house while introducing high-quality new homes that meet ambitious environmental sustainability standards. By bringing together restoration, housing delivery and community-focused development, the project aims to create lasting social, cultural and environmental benefits for the area.

No.1 West Bar Square has been fully let to the Department for Work and Pensions. The 100,000 sqft office building is the first completed development within the mixed-use masterplan in Sheffield and represents one of the largest office lettings in the city in recent years.

As the first phase of the West Bar Masterplan, the building delivers 100,000 sqft of office accommodation across eight floors. A generous main entrance addresses West Bar Square to the north, while the ground floor incorporates a cycle hub and retail units that will activate the frontage along Corporation Street and the arrival into the square.

The office floors are arranged around a central core, providing large, column-free floorplates that offer maximum. At the uppermost floor, an external terrace provides shared amenity space with panoramic views across the south and west of Sheffield. At lower levels, a recessed colonnade establishes a strong and distinctive base to the building. The upper floors are fully glazed, with minimal spandrel panels formed with a glazed shadow box to create a façade with exceptional transparency. Above, folded solid plate panels form a distinctive crown, designed to capture and reflect light differently from the façade below.

Look Back: Vita Student was the first phase of the Circle Square masterplan for the strategic regeneration of the former BBC site on Oxford Road and was our second Vita Student project. The development of two buildings provides 716 student homes catering for a growing number of international, undergraduate and postgraduate students studying at the Manchester universities. Generous amenity space is provided at ground and first floor in addition to retail and incubator commercial space, while the upper floors contain a rich typology of residential units, including unique duplex units with private, external terraces.

The design approach is grounded in the logic of generating an efficient layout, structure and envelope, before developing the façade to be relevant to the brand, the context, technical parameters, and the future masterplan.

Great to see Heron House Manchester featuring so prominently in the national media this week. 5plus led the architectural re-invention of this building back in 2019, working with and Bruntwood - Workspace, retail and leisure💡 to transform a dated office building at the gateway to the Lincoln Square Masterplan, with the ambition of improving connections between the Civic Quarter and Town Hall, to Spinningfields.

As well as now containing ‘No10 North’, the building is home to the Manchester Register Office, and has celebrated many hundreds of Weddings and Civil Partnerships within the buildings Pankhurst Suite. A truly mixed-use building by any definition!
