No.1 West Bar Square has been fully let to the Department for Work and Pensions. The 100,000 sqft office building is the first completed development within the mixed-use masterplan in Sheffield and represents one of the largest office lettings in the city in recent years.

As the first phase of the West Bar Masterplan, the building delivers 100,000 sqft of office accommodation across eight floors. A generous main entrance addresses West Bar Square to the north, while the ground floor incorporates a cycle hub and retail units that will activate the frontage along Corporation Street and the arrival into the square.

The office floors are arranged around a central core, providing large, column-free floorplates that offer maximum. At the uppermost floor, an external terrace provides shared amenity space with panoramic views across the south and west of Sheffield. At lower levels, a recessed colonnade establishes a strong and distinctive base to the building. The upper floors are fully glazed, with minimal spandrel panels formed with a glazed shadow box to create a façade with exceptional transparency. Above, folded solid plate panels form a distinctive crown, designed to capture and reflect light differently from the façade below.

Look Back: Vita Student was the first phase of the Circle Square masterplan for the strategic regeneration of the former BBC site on Oxford Road and was our second Vita Student project. The development of two buildings provides 716 student homes catering for a growing number of international, undergraduate and postgraduate students studying at the Manchester universities. Generous amenity space is provided at ground and first floor in addition to retail and incubator commercial space, while the upper floors contain a rich typology of residential units, including unique duplex units with private, external terraces.

The design approach is grounded in the logic of generating an efficient layout, structure and envelope, before developing the façade to be relevant to the brand, the context, technical parameters, and the future masterplan.

Great to see Heron House Manchester featuring so prominently in the national media this week. 5plus led the architectural re-invention of this building back in 2019, working with and Bruntwood - Workspace, retail and leisure💡 to transform a dated office building at the gateway to the Lincoln Square Masterplan, with the ambition of improving connections between the Civic Quarter and Town Hall, to Spinningfields.

As well as now containing ‘No10 North’, the building is home to the Manchester Register Office, and has celebrated many hundreds of Weddings and Civil Partnerships within the buildings Pankhurst Suite. A truly mixed-use building by any definition!

One Colmore Square and Society Birmingham – We recently completed a comprehensive internal office refurbishment within Birmingham’s central business district on Colmore Square. Upgrades included the lift lobby, WCs and featured a semi-exposed services design with carefully coordinated suspended ceiling rafts, developed through extensive collaboration, off-site mock-ups, and detailed testing to streamline installation.

This project also included a new multi-kitchen venue .brum celebrating independent culinary traders in the heart of Birmingham City Centre, activating the ground floor and public realm.

Kensington Hotel

This high-profile site fronts on to the busy North End Road in North Kensington, in the London Borough of Hammersmith and Fulham. It currently contains a vehicle repair facility and a small parade of single storey retail units that are in poor condition and make a poor contribution to the streetscape.

This scheme will regenerate this site to provide a 68-bed hotel over 4,000 sqft of retail space, significantly enhancing the setting, character and sustainability of this section of North End Road, and the wider Barons Court Conservation Area in which the site lies.

The massing and façade design responds sensitively to the local context, in particular to the residential properties on Challoner Cresent with respect to scale, daylight and visual amenity.

Mix Manchester MSCP

Forming a visual gateway to the wider Life Sciences Masterplan at Mix Manchester providing 1,493 spaces.

The MSCP at Mix Manchester forms part of a wider masterplan providing 1,493 spaces alongside two office buildings. Mix Manchester aims to be the UK’s best-connected science, innovation, and manufacturing campus, and the location of the car park within the overall masterplan created an opportunity to use the façade of the MSCP as a visual marker.

The materiality for the scheme takes its lead from weathered steel, which is proposed to the main stair core to the east, creating a visual connection with the adjacent bridge link and acting as a vertical marker for the bridge across the site. The main body of the car park is clad with perforated anodised aluminium panels which will catch the light throughout the day to create variations across the façade. The pattern is created by using perforations of different sizes which allow the car park to be naturally ventilated.
