The 3 Key Design Steps Before Starting Any Refurb Project
If you're about to kick off a refurbishment or conversion project, there are three essential design steps that will save you time, money, and a whole lot of stress later on. Here’s how we make sure everything is mapped out properly before anyone picks up a hammer:
1. Space Planning – This is where we figure out how the space will be used, based on the needs of the end user (your ideal tenant or buyer). It’s all about making sure the layout is practical and makes sense for the people living there.
2. Realistic Renders – Once the layout is agreed, we move on to visuals. These are based on the floor plan and give you (and your builder) a clear picture of what the finished space will look like — materials, colours, layout… everything.
3. M&E Drawings (Mechanical & Electrical) – These technical drawings show where all the electrics, plumbing, lighting, and other systems should go. They’re built around the design and ensure the trades know exactly what’s needed and where.
