The 3 Key Design Steps Before Starting Any Refurb Project

If you're about to kick off a refurbishment or conversion project, there are three essential design steps that will save you time, money, and a whole lot of stress later on. Here’s how we make sure everything is mapped out properly before anyone picks up a hammer:

1. Space Planning – This is where we figure out how the space will be used, based on the needs of the end user (your ideal tenant or buyer). It’s all about making sure the layout is practical and makes sense for the people living there.

2. Realistic Renders – Once the layout is agreed, we move on to visuals. These are based on the floor plan and give you (and your builder) a clear picture of what the finished space will look like — materials, colours, layout… everything.

3. M&E Drawings (Mechanical & Electrical) – These technical drawings show where all the electrics, plumbing, lighting, and other systems should go. They’re built around the design and ensure the trades know exactly what’s needed and where.

✅ When these three steps are in place, your builder can walk into the property, look at what’s proposed, and provide an accurate quote. No guesswork, no costly surprises.

Are your M&E drawings actually match the design you want onsite?

We’ve noticed a recurring issue on HMO and resi projects: the M&E (mechanical & electrical) drawings are done early, but without a clear visual reference like a render or detailed design spec.
Then later down the line, once furniture and finishes are chosen, nothing quite lines up.

Cue the last-minute changes, extra costs, delays, and a lot of head-scratching from the electrician. 😅

Most investors don’t bother with 3D renders—but honestly, that’s often where the confusion starts.

Without a visual guide:
Lighting ends up in the wrong place
Switches clash with fitted furniture
Sockets get missed
Budgets go out the window when trades have to adjust mid-install

For the projects we design, we do the realistic renders first based on the final layout, and then build the M&E drawings around those. It means the team knows exactly what they’re installing and costing is way more accurate before works even start.

Just thought I’d share something that’s been working really well for our clients doing HMO refurbs.

We’ve been using 2D plans, realistic 3D renders, and also isometric views – and honestly, it’s made a big difference. It helps them (and their tenants) actually see what the space will look like before any work starts, which means fewer surprises and way better decisions early on.

We went for a clean, minimalistic look this time—playing with dark accents layered over subtle blue and green hues.
The aim was to keep things simple but intentional, with enough character to stand out in a competitive rental market.

Communal areas in HMOs are the heart of the property ❤️
It's where tenants hang out, build connections, and set the tone for the entire house. When these spaces aren’t designed well, they can feel cold and unwelcoming 😕, which can lead to tenants feeling disconnected. This can impact community vibes and even lead to higher tenant turnover – no one wants that!

On the flip side, a well-designed communal area brings warmth, character, and a real sense of home 🏡.
It can make tenants feel more comfortable, improve their living experience, and even help keep those rental contracts rolling longer.
