SHOW HOME REVAMP...
A housing developers had an existing show home that confused people. The complete opposite of what you you want to achieve. As a result, sales of this plot type on this site suffered.

The small bedroom next to the master bedroom was fitted out as a dressing room. Logical and usually well received. However, the designer had completely covered the room in mirrors. It affectionately became known as the "hall of mirros". It's great to try these things, but an expensive error.

With our guidance and direction the room was stripped. We sent a new light fitting, the wallpaper and paint codes to site for their trades ahead of the install.

We chose soft neutral tones to work with the rest of the show home and creating a young teenage girl's dream bedroom with horses and makeup.

Not only is it calmer and less confusing, the room now looks bigger too. A great result 👌🏼

PROBABLY THE QUERKIEST PROPERTY WE'VE STAGED...
Originally a large care home, the building is now redeveloped and divided into ten apartments - all very different. The property developer chose to furnish and stage the smallest of them as it was also quite quirky being over 3 floors with unusual shaped rooms.

It was very difficult to gauge what would fit in each room when empty. Not wanting the viewers to leave with their heads full of confusion, questions and doubts, the developer was right to call us. Now everything is clear. Each space has a purpose, the flow of the property makes sense and it is styled to appeal to the target market 👌🏼

Soon to hit the market

Staging isn't just for large luxury homes. It's equally important for the small and quirky.

OPEN PLAN SPACES... need zoning to make sense to viewers. The furniture gives each area purpose and shows what will fit. The styling sets the mood, creates lifestyle and makes it easy for prospective buyers to say YES!

WE WENT ON SAFARI...in the smallest bedroom in the show home.

We always make the spaces we style to be relatable to the potential buyers. In this case, in a 5-bed property, the smallest bedroom is likely to be a children's bedroom.

WOW WHAT A FULL ON FEW DAYS...
Installing a very large show home: 5-bed, 2-lounge, 2-dining room, utility, kitchen and study!

With a few of these plot type still to sell on a housing development in the Northeast, we were asked what we could do for a modest budget. Well it seems we can work miricals as we supplied the furniture, accessories and the artwork for almost every space. Luckily, with savvy spending perfectly timed for hitting the suppliers sales, we got the lot within budget.

The developer chose and added light fitting and window blinds throughout.

Technically, as the house wasn't fully furnished, it didn't include wallpapers/decor or curtain/blinds, and had less accessories than a regular show home, it's classed as a "view home"... ideal for a cost-effective show home.
