If show homes start as a blank stage, property styling is about casting the actors! We’re aiming to tell a story, while keeping it open-ended enough that you can picture writing your own. Here’s some speedy footage of me dressing a kitchen – lots of back and forth as I unpack (I always get plenty of steps in!) and moving elements about until I hit on the right feel.

Sometimes, you just need a simple reminder that a space exists and that it can be used. Hallways and landings, being spaces that people pass through rather than linger in, are often left plain or painted all one colour – but I love to offer a reminder in show homes that every wall and nook has a potential.

This colour and shelf combo at the end of this landing creates a subtle focal point and an opportunity for displaying personality. It’s amazing how uplifting little moments like these can be as you travel around your home!

Buying new furnishings and décor for every new plot is not sustainable, so it makes sense to repurpose elements of designs and refresh them into different spaces.

These are all items that were originally styling a larger show home plot – it was an interesting challenge to reconsider how they could be used in this smaller space. Changing the arrangements of items and mixing them up makes for a fresh look – and means nothing goes to waste.

Property styling is a specific skill set. I use mine to design a feeling, which in turn prompts a person I haven’t met to imagine their future. It’s a job I love doing because I get the opportunity to connect with so many people through colour and texture. I get to tell them stories and offer up possibilities they may not have thought of.

What’s the difference between Property Styling and Interior Design?

These terms are often used interchangeably, but they’re not the same thing. If you're a developer, understanding the difference could change what you invest in and why.

🏡 Interior design is about creating a space for the person who will live there. It's personal, long-term, and starts with understanding someone's life, taste and needs.

🏡 Property styling is about creating a space for the person who hasn't decided to live there yet. It's strategic, it's psychological, and it starts with understanding how buyers make decisions - which, more often than not, is emotional before it's rational.

What I do sits in the second camp. My job is to design a feeling that makes someone walk in, stop, and think “this is the one”.

đź’­ What will make this buyer slow down?
đź’­ What will make them picture their life here?
đź’­ What will make them remember this property above the three others they saw that day?

It's a specific skill set, and I love putting mine to work!

Texture is something people feel before they consciously realise it. A woven throw or a sculptured ceramic lamp base are usually not the star of a room, but if you take them away warmth is lost.

In a show home especially, texture is what makes a space feel genuinely lived in rather than just furnished. It's the difference between a room that photographs well and a room that makes you want to stay.

The details always do more work than they're given credit for. ✨
