The existing wood panelling at Healthspan could easily have been stripped out with everything else.

Instead, it was retained and refinished, then brought together with new lighting, acoustics and planting. The rooms feel completely different without replacing every element for the sake of it.

A considered refurbishment should know what is worth keeping.

One of the things that works particularly well at FNB is that the kitchen was not treated as an afterthought.

The coffee bar, lounge seating and flexible tables make it the social centre of the office day to day, but the same area can open up for a larger team gathering.

It is a good example of a space earning its place in more than one way.

When meeting rooms always seem full, another meeting room is not automatically the answer.

They may be carrying private calls, focused work, video calls and quick two-person conversations because the wider office has nowhere else for them to happen.

Looking at what people are actually using the rooms for can reveal which smaller settings are missing.

Phase 2 of Suntera’s workplace at Plaza House completed more than another floor.

It added a dedicated client suite with four meeting rooms and a large boardroom, alongside a shared kitchen and breakout space designed to bring people together across the business.

Privacy, acoustic performance and integrated technology shaped the client-facing areas.

The shared space has a more hospitality-led character, with exposed services, acoustic lighting, wall treatments and a wider mix of seating for coffee, lunch and informal collaboration.

While the ground floor has its own identity, it still feels connected to the working environment created during Phase 1.

Together, the two phases create one integrated 17,000 sq ft workplace shaped around client experience, employee connection and the practical needs of the working day.

In an occupied office, it can involve fire alarms, HVAC, power, access, protection and landlord requirements before anybody starts.

That is often why a simple change takes more coordination than the work itself suggests.

A budget range can help early in an office project, but only if people can see what is sitting behind it.

What level of specification is being allowed for? How much furniture is included? Are meeting rooms, acoustics, AV and data already part of the brief? Is the programme simple, or does it need phasing around the working day?

Without that context, two options can look easy to compare when they are not really based on the same project.

Early cost planning is not about making every number final too soon. It is about making the assumptions visible enough for better decisions.

A good workplace brief should make the project easier to manage, not harder.

When requirements are still unclear, the pressure often lands back on the client team. More meetings, more assumptions, more questions from suppliers, landlords, contractors and internal stakeholders.

That is why the early brief matters.

It should clarify what the space needs to support, what decisions are still open, what constraints are already known and what needs testing before scope is fixed.

The better the brief, the less the project relies on late decisions when the room to move is much smaller.

Not every workplace change is a full refurbishment.

Sometimes the useful change is smaller: a setting that needs adjusting, a team that has grown, a meeting room that no longer works properly, or furniture that needs to support a different pattern of use.

Those smaller works still need planning.

Access, timing, ordering and disruption all matter when the workplace is already in use.

Storage can look like a small detail until it starts shaping the layout.

Cupboards, lockers, joinery and shared supplies all affect how the workplace feels day to day.

Before specification is fixed, it helps to ask what still needs to be stored, who uses it, how often it is needed and whether it really belongs in the workspace at all.

It is a practical detail, but one worth deciding early.

Lyric House is a good example of how visualisation can make an empty office much easier to understand.

POS Interiors was engaged by the landlord to explore how the first floor could be presented to prospective occupiers.

The aim wasn't to produce one fixed answer.

Instead, we developed two private office suite concepts with different workplace characters.

One is more agile and contemporary.

The other is more traditional and professional.

That gives the landlord, agents and prospective occupiers something much more practical to discuss than an empty floorplate.

Different ways of using the space become much easier to picture before every detail is fixed.
