It's a good morning....... loads of progress has been made on this 1890's cottage since Christmas!

All of the leaks and walls have finally been fixed, sealed, damp proofed and signed off by the engineer!

The ceiling have been insulated, closed in and plastered. The new thermally efficient windows and rear door have been installed. First fix electric and plumbing are completed. New subfloor and insulation installed in the bathroom.

The bathroom suite is due today, next week the plumbers will get it installed and the heating on to finish drying out all the plaster.

Then tiling, interior doors and woodwork to be done. Followed by the kitchen fitting and painting! After a bumpy road its all coming together at last!!

Come look inside my clients 1890s cottage..... the walls are build of rubble so ever bit we tried to fix began to crumble..... the 1970s extension was build on the garden wall and leaking profusely.... the roof has no felt under the tiles and has to be redone.... some of the lentils were not supported requiring steels and a number of floor joists were rotten....

Follow us to see how we put it all back together and transform this wonderful little cottage into a modern, oasis for a young professional!!

We've been busy upgrading our house this summer. Solar panels and attic insulation were done.

The solar installation was done by Planet Blue Energy. They installed a 21 panel 9KWh system. As our orientation is East-West, it will never be able to reach that capacity in any given moment. However, it does maximise our electricity generation throughout the entire day. Since installation 5 weeks ago, we have not pulled any power from the grid and have exported 600KWh of electricity to the grid. While this level of power can not be generated in the winter, power generated during the summer will be credited to us and will cover our winter electricity bills. We are delighted with the whole system!!

Once the solar was in place, Energy Efficient Homes installed spray foam insulation in the attic crawl space. Due to a cheap non-breathable plastic membrane being used during an attic conversion 20 years ago, additional ventilation cards were required. This meant that spray foam could not be installed between the rafters but in front of them. While it isn't as aesthetically pleasing and infringes upon the storage space in the eaves, it's preferable to rotten rafters. One benefit of the insulation we hadn't considered was how good it would be for sound insulation! The office space in the attic conversion is now a significantly quieter and more comfortable workspace....
