השבוע השלמנו אבן דרך משמעותית והבאנו לשולחן עגול בוותמ״ל לקידום תכנית רחבת היקף ברחובות. התכנית נמצאת בממשק למרחב תחבורתי משמעותי המהווה מבואה למטרופולין גוש דן.
התכנית מציעה כ-4,000 יחידות דיור ולמעלה מ5,000 מ״ר לתעסוקה, מסחר ושימושים מעורבים.

התכנית יוצרת אינפיל עירוני המחבר בין אזור תעסוקה מתחדש לבין שכונות המגורים שמצפון למסילת הרכבת, ומקדמת מרחב עירוני איכותי המבוסס על תחבורה ציבורית, הליכה, רכיבה ומיקרו-מוביליטיות.

במרכז התכנון עומד קנה מידה אנושי, עם התאמה למרקם העירוני הקיים ויצירת רצף אורבני איכותי.

ביוזמת עיריית רחובות, בניהול הרשות לפיתוח, התכנית מקודמת בשותפות מקצועית עם אלונים גורביץ׳ אדריכלים.

This week, we reached a significant milestone by bringing a large-scale plan in Rehovot to a roundtable discussion at VATMAL. The plan is situated at the interface with a major transportation hub that serves as a gateway to the Tel Aviv metropolitan area.
The plan proposes approximately 4,000 housing units and more than 5,000 square meters of employment, commercial, and mixed-use space.
The plan creates an urban infill that connects a renewing employment area with the residential neighborhoods north of the railway line, while promoting a high-quality urban environment based on public transportation, walking, cycling, and micromobility.
At the heart of the planning approach is a human-scale design, adapted to the existing urban fabric and aimed at creating a high-quality urban continuum.
Initiated by the Municipality of Rehovot and managed by the Development Authority, the plan is being advanced in professional partnership with Alonim Gurevich Architects.

היום עלתה לדיון בוועדה המחוזית תכנית המכללה בתלפיות - צעד משמעותי בדרך לעיצובו מחדש של אחד הרבעים המתפתחים בעיר.

הערים שלנו גדלות פנימה. המציאות הזו מחייבת שפה תכנונית חדשה - כזו שאינה רק מוסיפה ביניינים, אלא מייצרת עיר רב שכבתית, שבה המרחב הציבורי, העסקי, תרבותי, הקהילתי והפרטי פועלים יחד ומעשירים זה את זה.

בלב התכנית תיכננו אטריום עירוני - חלל ציבורי מקורה ע״י בריכה ציבורית, המחובר ישירות לרחוב באמצעות מערכת תנועה אנכית נגישה. האטריום הופך לשער הכניסה החדש של המכללה, המשרתת כ-5,000 סטודנטים, ולמרחב עירוני פעיל המחבר בין הקמפוס לבין העיר.

אנחנו מאמינים שהתחדשות עירונית אינה רק תוספת של זכויות בנייה - היא הזדמנות לייצר מרחבים חדשים, חיבורים חדשים ואיכות חיים עירונית טובה יותר.

Today, the Talpiot College Master Plan was presented to the District Planning Committee — a significant step toward reshaping one of the city’s most rapidly developing districts.

Our cities are growing inward. This reality calls for a new planning approach — one that does not merely add buildings, but creates a layered urban environment where public, commercial, cultural, community, and private spaces work together and enrich one another.

At the heart of the project, we designed an urban atrium — a covered public space beneath a public swimming pool, directly connected to the street through an accessible vertical circulation system. The atrium serves as the new entrance gateway to the college, which accommodates approximately 5,000 students, while also functioning as an active urban space that strengthens the connection between the campus and the city.

We believe that urban renewal is not merely about adding development rights — it is an opportunity to create new spaces, new connections, and a higher quality of urban life.

Site Area: 13 dunams (approximately 13,000 sq m)
Total Built Area: Approximately 120,000 sq m of employment, commercial, public, and residential uses
Residential Units: 618 units

תחרות מוזמנים | קבוצת תדהר | מתחם בהיקף כ־1,100 יחידות דיור.

לצד תחנת הרכבת הקלה, מתחם רגנרטיבי שמחבר נוף–עיר–קהילה: מסחר פעיל בקומת הרחוב, חינוך וקהילה סביב חצרות ירוקות, ומעליהם מגורים עם טרסות וגגות ירוקים.

הפרויקט יוצר “גשר” נופי רציף שמחבר בין גן סן סימון לפארק המסילה, ובמרכזו כיכר רב-שכבתית של תנועה, תרבות ומפגש אנושי — אורבניזם שמייצר ערך ומחזק קהילה.

Invited competition | TIDHAR Group | Development of approximately 1,100 housing units.

Next to the light rail station, a regenerative mixed-use district —linking landscape, city, and community: active ground-floor retail, education and community programs around green internal courtyards, and housing above with planted terraces and green roofs.

The project creates a continuous “landscape bridge” connecting Gan San Simon to Park HaMesila, anchored by a multi-layered civic plaza that brings together movement, culture, commerce, and everyday human encounter—an urbanism that generates value and strengthens community.
