Designing for developers means thinking beyond a single home, it means designing for different scales, lifestyles and end users.

Across villa typologies of 580, 1160 and 1470 sq. ft., we developed multiple floor-plan configurations for each footprint, exploring how the same built area can translate into distinctly different ways of living. From compact, efficient homes to larger, more expansive villas, every plan considers spatial flow, functionality, privacy and the relationship between spaces.

The premise is simple: one development, multiple possibilities. By designing a considered range of layouts and typologies, we create a stronger architectural framework for the developer, one that offers choice to the end user while retaining clarity and consistency across the larger development.

This development was envisioned to offer more than just a plot—it offers a blueprint for the life that follows and that was all the brief that we needed.
We crafted a collection of timeless home elevations in different styles giving every future homeowner the opportunity to bring a thoughtfully designed residence to life, while maintaining a cohesive architectural identity across the neighbourhood.

To complete the story, we also designed the model home’s interiors, translating drawings into spaces that feel warm, aspirational and effortlessly liveable.

From planning the floor plans to the visual language of the community to shaping the experience within its first home, this project is about creating not just houses, but a place people will be proud to call home.

We’re delighted to unveil our recently completed project design for NIFTY 300 by KGEYES RESIDENCY PRIVATE LIMITED , a thoughtfully planned 15-acre gated community in Kolapakkam that brings together 332 plotted developments, signature villa concepts, and lifestyle-led amenities in one evolving address.
