While constructing your home, Door Frames or Chaukhats need special attention so as to ensure their long life and resistance to Termites & Borers.

The most used timbers in India are Marandi (Meranti), Saal & Teak, although a few Contractors also use Honne Wood, Eucalyptus, Jamun or a few other timbers for this purpose.

However, it is best to go for Malaysian or Indian (Desi) Saal, provided you are not opting for Steel Frames.

House Construction Tip #4

DPC or Damp Proof Course is the backbone of Water Proofing during House construction. If it is done properly, half of your worries related to dampness, water leakage/ seepage would be over.

We follow these three steps to take care of this issue:

1. Laying a Water Proofing Membrane on top of masonry at the Plinth Level.

2. Laying a 40 mm thick layer of Concrete DPC using Cement, Coarse Sand, 10 mm Grit & Dr. Fixit LW Plus.

3. Providing two coats of Dr. Fixit Bitufix on top of the DPC.

What should the Plinth height be for our houses?

It would depend upon the unique features of your plot of land, such as:

1. What is the position of your plot with respect to the road in front?

Is it below the Road level or above it?
If it is below the road level the Plinth top should be at least 2.5 to 3 feet higher than the Road Level.

2. What is the natural drainage like during the monsoon in the vicinity of the plot? If the area is usually flooded, the Plinth height shouldn't be less than 3 Feet

Useful tip: In case the overall height of the Plinth comes to more than 4 Feet, it would be helpful to construct Mini RCC Columns in between two main Columns if the Centre to Centre distance between the Columns is more than 10 Feet (as marked in the image above). You may provide MS Reinforcement Key bars to tie these Mini Columns with Masonry.

This would prevent the bulging of the masonry during the back filling of earth in the Plinth.

If in any doubt, it is always best to consult a qualified expert than to repent later on.

Everytime the Reinforcement Bars for Columns are placed, it should be ensured that PVC or Cemented Cover Blocks are used so that proper Concrete Cover may be achieved in the structure.

The standard Concrete Cover in case of Columns is 40 mm and the Cover Blocks should be chosen accordingly.

Foundation Concrete is also one of the most important components contributing to the longevity of your house. The followings points are to be kept in mind while carrying out this work:

1. The grade of Concrete should be M25 or as specified by the designer.

2. Proper Compaction should be done using Concrete Vi*****rs, or tamping rods if you don't have access to a mechanical vi****or.

3. Proper Concrete Cover should be provided, which is usually 50 mm in case of Foundation Concrete.

4. Curing for a minimum period of 14 days shall be done to let the Concrete attain full strength.

In case of any doubt or confusion, an expert should be consulted.

RCC Column Reinforcement is the backbone of any House Construction Object. Always keep these points in mind:

1. The Reinforcement to be used shall be TMT Bars of minimum FE 500 Class or as specified by the designer.

2. The Bars shall be free from scaling & loose material

3. Suitable Concrete or PVC Cover Blocks shall be used while binding & placing of bars. Usually, the Contractors use pieces of grit or bricks which is a bad practice.

4. Proper Concrete Cover should be provided as per specifications.

5. A minimum overlap length of 50 times the diameter shall be provided wherever joints in Reinforcement Bars are needed. However, not more than 50 percent of the Bars shall be overlapped at a particular section.

Proper foundation design is of utmost importance for the longevity & strength of your house. While the usual way is to construct isolated RCC Footings for the Columns, in certain cases, it becomes necessary to construct Tie Beams connecting the Footings.

These Tie Beams may be constructed along the X- Axis, Y- Axis, or both ways depending upon the Site considerations & Design requirements.

In case you encounter underground water while excavating for your house foundations, do keep these few things in mind:

1. If you encounter water after excavation has been achieved successfully up to the designed depth, just ask your contractor to make appropriate arrangements for dewatering of the foundation pits during concreting, using sumps & pumping method.

2. Also, use a quick setting Cement or rapid hardening compound in the Concrete while pouring. The mix should be having a slightly lower than the standard Water Content.

3. If the excavation is not achieved successfully up to the design depth, ask your Structural Designer to review the Design for the finally achieved depth. He might decide to add beams at the bottom level connecting the Column Footings, or a Raft Foundation.

Bricks are another important ingredient for construction of a house. The quality of the Bricks can have a very strong effect on the quality of a house. These simple checks may be applied to confirm that you are using the perfect bricks:

1. They should be uniform in size with smooth surfaces and sharp edges.

2. When struck with each other, two bricks should make a sharp metallic sound.

3. When dropped from a height of four feet on a hard surface, a good brick should not break or crack.

4. Weigh a brick and then submerge it in water for approximately 6 hours. Take it out & weigh it again. Its weight should not increase by more than fifteen percent

The strength of your house will also depend upon the quality of the Sand & Grit used in Concrete. Always keep these points in mind while choosing the aggregates:

1. Always use crushed stone grit 20 mm grade for the RCC work. You may use 20- 40 mm graded aggregate but only for the Plain Concrete work

2. The grit should have sharp edges, not too much rounded.

3. The Sand used for RCC as well as PCC work shall be Coarse, not fine

4. The Sand & Grit should be free from foreign material, silt & impurities

5. Specially in case of Dehradun, make sure to use Sand & Grit sourced from River Yamuna, not from some local nallah. The aggregates sourced from Yamuna appear dark grey/ blackish in appearance, not yellowish or pale

As soon as you start the actual ex*****on of your house construction project, the first thing which comes into mind is the choice of Cement. Here are a few points to keep in mind:

1. Use any PPP 53 Grade Cement from a reputed Company such as Ultratech, ACC, Ambuja & the likes. Although OPC is also good, but these days it is difficult to find easily & you have to get it on special order

2. Make proper storage arrangements at the site with appropriate Waterproof enclosure, & raised platform made of wooden sleepers or battens

3. Check the manufacturing date of Cement bags. Although the allowed shelf life is 90 days, it is preferable if you use it within 45- 60 days from the manufacturing date at the maximum, and that too when the storage conditions are good

4. Buy from a reputed authorised dealer/ reseller only. You might get cheaper offers from shady dealers, but there is always a risk of getting spurious Cement from such sources

Going to sign a House Construction Agreement with a Contractor? Never rely on the Standard Contract Format used by most Contractors. It is heavily tilted in favour of the Contractor. Get a professional Contract framed and make these documents a part of the Contract:

1. Main Contract
2. Payment Plan
3. Specifications Sheet
4. Quality Control Check List

A little bit of caution in the beginning will save you a lot of money and ensure your peace of mind.
