What is a Development Feasibility Study?
Simply put, in the real estate sector, it is the process of figuring out "Is it doable, how do we do it, how much will it cost, how much can it sell for, how much profit will it make, and what are the risks?" all before launching a project.
Here are 6 Key Aspects to give you a basic understanding:
1. Development Potential
Example:
For a 10-acre agricultural plot, the feasibility study analyzes whether it can be developed into:
* 100 terrace houses, OR
* 50 bungalow lots, OR
* Industrial/commercial land plots.
2. Site & Technical Analysis
Research into factors like roads, drainage, slopes, reserves, and public utilities, which might result in the actual buildable area being less than the full 10 acres.
3. Financial Feasibility (The Most Critical Part)
Evaluating the Gross Development Value (GDV) and deducting Total Development Costs to determine the estimated Gross Profit.
4. Market Feasibility
This section primarily answers the question: "Will what we build actually sell in the market?"
5. Planning & Regulatory Approvals
