UNLOCK A BRIGHTER FUTURE WITH BRICK & FIN - INDUSTRIAL FACADE TRANSFORMATION FOR MICROTEL SYSTEM, WHERE EVERY SURFACE HOLDS THE POWER TO TRANSFORM.

The main concept is Modern Industrial Heritage. We don't want it to look like a boring factory.

Idea: Take the DNA of the old industrial building, namely red brick as an honest and solid base, then wrap it with a second layer, namely a black aluminum fin screen (vertical fins) to give it a modern breath, privacy and a play of light and shadow.

We broke up the mass of the original white building with 2 contrasting materials - warm red brick and strict black iron. As a result, this 2-storey factory office building looks premium, has an identity and stands out from the other rows of factories in Kajang Technology City.

EXTERIOR WALLS & COLUMNS:
Standard size red facing brick with close stacking bond (exposed brick finish). The main pillars are also covered with full brick with thick brick base as classic detailing. The original walls of the store section are maintained with smooth plaster in off-white color for contrast.

FAÇADE & SHADING SCREEN - HERO BANGUNAN:
Custom vertical aluminum fin / louver, powder-coated matte black. Size 40x100mm, arranged at a distance of 150mm. The function is not just beautiful - as sun-shading for the upper floor, reducing glare, and as a safety fence for the side of the factory. The shadow effect of these fins changes with time.

ROOF & EXTERIOR FLOOR:
Concrete flat slab roof with exposed concrete coping (exposed concrete coping). The sidewalk floor uses porcelain tile light grey 600x600 with concrete kerb. Drains are neatly closed.

DOORS & WINDOWS:
Black powder-coated aluminum frame. 12mm clear tempered glass main door with thin black frame. Large fixed glass window on the upper floor for natural light, and frosted sliding window for privacy on the side.

ADDITIONAL DETAILS:

Signage - White stainless steel embossed letters, minimalist on brick wall.
Lighting - Warm white 3000K uplight in the gap between brick pillars to enhance the texture of the brick at night, and black wall light on the white pillar.
Dark roller shutter gate, powder-coat dark grey.
