But actually it's choosing the right location. You can change the design. You can adjust the budget. You can rework the timeline.

But a location that was wrong from the start?

The problem is most people view a space thinking about: Is it big enough? Is the rent reasonable? Is the location good?

But very few think to check: Whether the neighbouring businesses meet medical requirements 🏪

Whether the mall's traffic flow suits a clinic's operations 🏬 Whether corridors and entrances are wide enough for a stretcher 📐

These details are easy to miss when you're viewing a space. But discovering them after signing?

Do you know what actually separates a RM50K clinic fit-out from a RM500K one? 🤔

It's not the design fees. It's not the size of the space. It's the stuff you can't see just by looking the materials.

Let me break it down 👇
Flooring:
Budget flooring has lots of joints and seams. Bacteria hide in those gaps. And with daily disinfection, it starts fading and wearing out fast.

Higher-end flooring has no seams. You can disinfect it every single day and it still looks the same 5 years later. 🌿

Walls:
Cheaper paint starts peeling in 2–3 years. Because clinics wipe down walls with disinfectant daily regular paint just can't hold up. Better wall finishes are designed for exactly this. Wipe them as many times as you want. Still fine. 💧

Cabinets:
Cheaper boards swell and warp in humid environments. The gaps become impossible to clean properly. Better materials stay stable, stay clean, and stay looking good. 😊

On opening day, both clinics look great. Three years in the cheaper one starts showing problems. 😬 So cheaper materials don't save money.

They just move the cost to later as repairs. 💸

Honestly, when AI started getting really good,
I asked myself the same question 🤔

"Do we still have a reason to exist?"
I sat with that question for a while.
Because AI really is impressive.
I'm not going to pretend otherwise
I use it myself 😅

Sometimes the renders it generates look better than what we produce. That's just the truth. But here's what I kept coming back to after all these years doing clinic design, the most heartbreaking projects I've seen aren't the ones with bad designs.

They're the ones with beautiful designs that couldn't open. 😔 A client pours months into planning. The design looks amazing. They submit to KKM. Rejected. And in that moment, they don't call AI. They call me. 📵

Because AI doesn't pick up. AI doesn't go on-site. AI doesn't sit with you and figure out what went wrong. AI doesn't have to be responsible for the outcome. But I do. 🌿

The longer I do this, the more I believe design is actually the easy part. The hard part is making sure your clinic actually opens.
