Opening a clinic usually starts with a clear budget: Renovation 💰, Equipment 💰, Rental 💰. But one thing many people don’t factor in is approval time.

Every month of delay means the rent is still running, our team is ready, but the clinic isn’t generating income yet.

In healthcare projects, time is often the most underestimated cost. ⏳

Some common pitfalls we see:
• Choosing the wrong location, which later leads to layout issues or resubmissions 🏢
• “Free layout plans” without detailed planning, small mistakes during renovation can lead to costly rework 🔧

Many clinic projects end up needing 5–6 submissions before approval. For most healthcare projects we’ve been involved in, approvals are typically achieved within 1–2 submissions 📑

Because in reality, opening on time matters more than just having a beautiful design.

We often hear: “I want a modern-style treatment room.” ✨ But in healthcare design, style isn’t the first step.

A common question is: “With 1,400 sqft, how many rooms can we fit in?” Many assume more rooms = better. But maximizing rooms often disrupts circulation and workflow. 🏥

In one project, the plan had 6 treatment rooms. After reviewing the layout, we reduced it to 4 rooms, leaving space for future expansion.

Two room less on paper, but better flow and smoother operations. Many owners carefully calculate renovation costs, but overlook another cost: Time⏳
