Thinking about closing up your balcony but worried you'll lose the view? Here's what actually happens.

The fabric on a zip blind isn't solid, it's a fine mesh screen, and during the day the visibility works one way. From inside, you can still see out clearly. From outside looking in, the same fabric reads as far more private, almost solid, because of how light behaves through the weave.

How much you see out also depends on the fabric you choose. A 5% openness gives you the clearest view and the most airflow. 1% gives you more privacy but a softer, more filtered view. If you want zero view either way, a blackout fabric closes things off completely.

Most clients cannot spec their own fabric. They describe a feeling: "I want it to feel bright but private." "The room gets too hot in the afternoon." "I just want it completely dark." The dealer who can translate that description into the right fabric finish wins the job and avoids the remedial visit.

Here are the five finishes New Way carries and which client each one is for.

Sheer. The client wants the room to feel open and light even when the blind is down. They want privacy during the day but do not want to feel closed in. Living rooms, dining areas, and any space where the connection to the outside matters. Sheer is your answer.

Sunscreen. The client has a west-facing room or significant glass. They want glare and heat reduction but they still want to see outside. Sunscreen fabrics come in openness factors from 1% to 10%. The lower the number, the more it blocks. Match the openness factor to the glass direction and the client's privacy requirement.

Dim-out. The client wants the room darker but does not need full blackout. Bedrooms where they still want some morning light. Study rooms and home offices. Dim-out reduces light significantly without sealing the room. It is also more forgiving on fabric colour than a blackout coating.

Blackout. The client wants the room completely dark. Master bedrooms, media rooms, any space where light bleed is not acceptable. New Way's blackout fabrics block light fully. Specify this when the client says they cannot sleep with any light in the room.

Textured and woven. The client cares about how the blind looks as much as what it does. These fabrics add visual weight and tactile quality to the space. For living rooms and dining areas where the blind is a design element, not just a functional one.

Everyone assumes the dark colour is the safe choice. It might be the harder one to live with.

White sits comfortably against almost any facade colour, where a strong dark tone can clash with the building it is meant to complement. White fabric also reflects more heat than dark fabric, so less heat gets absorbed and the space behind it stays more comfortable. It does not date the way a trend colour can, so what looks right today still looks right in five years. It pairs easily with almost any furniture or interior styling a client chooses later, without the screen ever fighting for attention. And it keeps the space feeling brighter and more open, instead of visually shrinking the balcony the way a heavy dark tone can.

Not the boring default, the easier colour to recommend, on almost any facade.

Your client wants motorised curtains. Before you quote the motor, answer one question first: Ripple S Fold or pinch pleat?

These are two different curtain heading types. Both can be motorised. Both are available through New Way. The heading type determines how the curtain looks and behaves. The motor brand is a separate decision.

Ripple S Fold. Fixed 60 mm carrier spacing holds the same S-fold wave across every window, every room, every time. The fold is set by the system, not by the installer's hands. Room to room, the wave lands the same. No hand-pleating skill required, no variation across installer teams, no drift after rehanging. This is the heading for premium residential clients who want a modern, clean curtain look, and for any hospitality job where consistency across multiple rooms is non-negotiable. New Way's Ripple S Fold Track is installed in the Westin, Four Seasons, JW Marriott, and Hilton across Malaysia. A single track runs up to 6.1 metres and handles drops up to 4 metres.

Pinch pleat. The client wants the traditional gathered curtain look. Fabric is gathered into defined pleats by hand. The result is a warmer, more classic finish that suits traditional and transitional residential interiors. It works well for one-room residential jobs or where the client specifically requests the gathered look. Be aware that pinch pleat can vary across rooms when different installer teams are involved, or after repeated handling and rehanging. For multi-room hospitality jobs where uniformity matters, Ripple S Fold is the safer specification.
