What happens when moisture gets behind a facade coating?

A facade coating does more than improve how a building looks. It protects the aluminium joinery, steel and architectural panels underneath from weather and everyday exposure.

When moisture gets behind that coating, the surface can start to deteriorate from the inside out. The first sign is often small: a bubble, a peeling edge, a patch of discolouration. Beneath the surface though, moisture may already be weakening adhesion or starting corrosion.

Painting over it rarely holds. A fresh layer can hide the problem for a while, but it doesn't restore the failed bond underneath, so the blistering tends to return.

Caught early, it can be the difference between a localised repair and a full facade refurbishment.

Can aluminium joinery be refinished while a building is still occupied?

In most cases, yes.

Our on-site refinishing process is staged in sections, with access coordinated around tenants and building operations to help minimise disruption.

Before work begins, we inspect the joinery to confirm refinishing is the right option. From there, the process includes:

→ Preparing the existing aluminium surface
→ Repairing worn or corroded areas
→ Masking the glazing and surrounding finishes
→ Applying the new coating by spray
→ Completing a final quality check

For aluminium joinery that is fading, chalking or showing signs of age, refinishing it in place can be a more practical and cost-effective option than full replacement.

The longer you wait on facade maintenance, the more expensive your options get.

Aluminium joinery, powder-coated finishes and facade panels fade, chalk and corrode slowly, so nothing looks urgent until suddenly it does.

And that slow decline is the trap.

A surface you could have refinished this year, quietly crosses the line to full replacement.

And replacement costs more, disrupts more and wastes more.

Fletcher Construction engaged WRNZ on Commercial Bay Tower based on the previous work within the construction industry. WRNZ completed a wide range of paint scope across the Commercial Bay project including sprayed wooden oak doors on-site which involved using a purpose-built spray booth and completed these to a factory finish, high standard to the architects requirements. Facade mullions, transoms, flashings, door frames and electrical trunking – these were resprayed in-situ saving the hassle and cost of replacement and meeting the required standard of finish. From start to finish WRNZ proved to be an exceptionally well organised team with a clear understanding of the H&S requirements for the products they used and a professional business to engage with. They continuously met strict construction deadlines and were a pleasure to work with.
