🏠 Another West Auckland Home Protected

Another great result for a happy customer in West Auckland!

Over time, soil had built up around the back of this home, trapping moisture against the foundation and causing timber rot and waterproofing issues.

Working alongside Ansari Engineering, the CCS team excavated around the affected area, repiled the back section of the house and constructed a new timber retaining wall to hold back the surrounding soil and divert water away from the foundation.

A properly designed timber retaining wall can do much more than retain soil. With suitable drainage installed behind it, it can help manage groundwater, reduce erosion and prevent excess moisture and pressure from affecting your home’s foundations. Addressing these issues early can help avoid more extensive and costly repairs later.

What should you look for under a house before purchasing?
Buying a home? Don’t just inspect what’s above the floor β€” what’s underneath can tell you a lot about the condition of the property.

πŸ”Ž Here are some things to look for:

πŸͺ΅ Timber piles – Check for rot, deterioration, cracking or damage, particularly around ground level.
πŸ“ Uneven or leaning piles – Piles that are no longer plumb or appear to have moved can indicate foundation movement.
🏠 Bearers & joists – Look for sagging, cracking, excessive movement or deterioration.
πŸ’§ Moisture & drainage – Standing water, damp soil or poor ventilation can contribute to timber deterioration and other problems.
πŸ”© Connections – Check that piles, bearers and joists are properly supported and connected.
πŸ“ Floor levels – Uneven floors can sometimes indicate movement or settlement within the foundation system.
🐜 Pest or borer damage – Timber damage isn't always obvious from above.
⚠️ Previous repairs – Look for evidence of packing, jacking, replacement piles or other foundation work.

A house can look fantastic from the street and still have significant issues underneath.

🏠 Another foundation repair completed in West Auckland!

This project involved underpinning and relevelling the sinking foundation, along with replacing deteriorated internal piles to bring the home back to level and provide long-term support.

Insufficient drainage can cause water to collect around or beneath a home, saturating and softening the supporting ground. Over time, this can lead to soil movement, uneven settlement, sinking foundations and damage to timber piles or other foundation components.

Did you know a house can settle differently from one end to the other?

It might look like your whole house is sinking β€” but foundation movement isn't always uniform.
πŸ“ Different parts of a house can move at different rates, depending on ground conditions, drainage, foundation type, pile condition and the loads being carried.
You might notice:
πŸ”Ή Floors sloping in one direction
πŸ”Ή Doors sticking or not closing properly
πŸ”Ή Gaps appearing around windows and doors
πŸ”Ή Cracks developing in walls or ceilings
πŸ”Ή One section of the house sitting noticeably lower
πŸ”Ή Uneven gaps between the floor and skirting

πŸͺ΅ With older timber pile foundations, deterioration or movement of individual piles can contribute to localised settlement.

πŸ’‘ CCS TIP:
If one part of your home feels noticeably lower than another, don't assume it's just an old or uneven floor.

This building is being converted into a new medical centre, which meant the existing foundations needed to be repiled, relevelled and brought up to current Building Code requirements.
