Some renovation issues are much easier to deal with before construction starts.

We've seen it in actual projects: existing issues that need to be addressed, conditions that aren't obvious at first, and spaces that need more planning than they initially seem to.

That's why we don't want to jump straight into renovating.

We want to understand what we're working with before we start with the work, that’s why we will check the existing condition of the unit, and make sure the design makes sense for the actual space.

It might take a little more time at the beginning, but it's much better to catch something early on than to discover it when construction is already underway.

With this process, we will ensure we plan for the project to avoid delays and potential issues during the renovation period.

The design for this unit was already approved, but then we changed it in the middle of construction.

Why? Because we found something that would have made the result wrong. No matter how beautiful the plan looked on paper.

There was a divider in this unit that was blocking natural light and cutting the space into smaller sections. Kapag pumasok ka, parang siksikan.

As a designer, that feeling is something I can't ignore. So I told the client, we're removing it and converting it into a frosted glass door. It will be the same function.

And nag yes sila and we’re happy that we pushed through with this decision.

But then, mid-construction we discovered termites. Right where the living area was originally planned to go.

We rerouted the entire orientation of the living area because we were thinking about how this space would hold up years from now.

Hindi lang naman kasi basta matapos yung renovation. Kailangan pag-isipan din kung magiging okay siya in the long run.

That's really part of the job. Sometimes, you have to make changes even when the original design is already approved.

Because once you see something that could affect the space, you have to deal with it.

Fitting everything you need into a compact condo isn't just about choosing smaller furniture.

You have to think about how the different areas work together, how people move through the space, where the storage goes, and what you can do with the existing conditions of the unit.

For this particular project, the clients wanted to fit several functions into one compact space, so the planning had to be very intentional.

We also had existing structural elements to work around, which meant the design couldn't simply be based on how we wanted the space to look.

We had to work with what was already there and make those elements feel like they belonged in the finished design.

This is what you usually don't know about the "finished unit", you don't see the measurements, drawings, adjustments, and decisions that happen before everything comes together.

Good design isn't only about what fits in the space but It’s about making sure everything fits without making the space feel cramped.

⚡ Electricals and lighting - it's important that you don't cut here.
This is what gives your unit its atmosphere. The ambience, the warmth and the feeling that makes someone walk in and want to stay. Hindi ito ang lugar para makatipid.

🎨 Be selective with the decor - A few intentional pieces like the right painting, the right ceramic will always outperform a room full of generic ones. Spend where the detail shows.

🔨 Skilled workers
When you’re building or renovating, the quality of ex*****on is where your budget actually shows. Never cut corners on the people bringing the design to life.

Before we start talking about layouts, design, or materials. we need to know what we're actually working with.

We know renovating from overseas can feel like a lot to manage, especially when you can’t physically be there to oversee what’s happening.

That’s where having a team that can take care of everything becomes important. From making sure the space is ready to work to coordinating what needs to happen next. Our goal is to give the client peace of mind even if they outside of the country.

It's not the most glamorous part of a renovation, but it's one of the parts we don't want to skip.

One thing we always want to check before renovation starts is whether there are any existing issues that need to be addressed first.

A dining area doesn't have to be big to feel intentional.

For this unit, we kept this space simple but paid attention to the details, how we redesigned the wall, the lighting, the dining setup, and how everything works together.

This is the space that's meant to be used and not just styled for photos.
