🌳 An open-plan axis that lets you see clean through the home

Walk through the front door of this Ang Mo Kio Avenue 23 flat and your eye runs straight from the kitchen counter, past the dining table, to the living room sofa — no walls chopping up the space. We kept the palette warm throughout: oak veneer cabinetry, a slatted wood feature wall behind the TV console, and brushed-brass hardware picked up again in the bathroom fittings. The homeowners wanted a space that still felt personal, so we left room for their own touches — a little robot figurine perched on a floating display shelf says more about this home than any showroom finish could.

In the bathroom, a frameless glass shower stall keeps the footprint feeling open, paired with a stone-look feature wall and warm wood-tone vanity.

Just collected your keys? Before any hacking starts, your renovation contractor needs to submit a permit application through HDB's e-Renovation system — this typically takes about 7 working days to clear, so factor that in before you set a move-in date. A full BTO renovation (carpentry, electrical, painting, flooring) usually takes 8-12 weeks from permit approval to handover, longer if you're doing structural works like hacking walls or altering the kitchen layout. Remember HDB's permitted working hours: 9am-6pm on weekdays and 9am-1pm on Saturdays, with no renovation work allowed on Sundays and public holidays — this affects how fast noisy works like hacking and tiling can be completed. Always confirm your contractor is HDB-licensed before signing anything.

🚲 Who says bicycle storage has to live in the corridor?

This Dover Crescent resale flat needed to fit two bikes, an open kitchen, and a proper family hangout spot — all without feeling cramped. Our solution: a full-height display shelf built right into the kitchen run, finished in the same deep teal as the cabinetry, so the bikes become part of the design instead of clutter to hide. Herringbone-laid flooring runs the whole living-kitchen stretch, warm brass pendant lights hang low over the marble-effect island, and in the bathroom we picked up the same warmth with a Peranakan-inspired patterned floor tile against soft grey marble walls.

It's a small flat that reads much bigger once the sightlines are opened up — no more boxy, closed-off kitchen.

For this BTO at Woodleigh Link, our clients had one brief: "make it feel serene — and hide everything." Challenge accepted. Full-height wardrobes disappear into the walls, the TV console floats clutter-free, and a soft palette of whites, greys and light timber keeps every room easy on the eyes.

And because minimalist doesn't mean boring — look out for the blush-pink island and the brass tap against herringbone tiles. Small moments of personality, exactly where they count.

Navy, marble, and a splash of colour in Bishan 🔵

When our clients handed us this maisonette, they asked for a kitchen the whole family would actually want to hang out in. So we tore down the wall, brought in a navy island with seating for three, wrapped the backsplash in marble, and framed it all with black-steel glass doors that let light flow through the whole level.

The result? The kitchen went from "just for cooking" to the heart of the home — with the piano and reading corner just a few steps away.
