We do not just do homes. Alfred brings us on site today to a $32 million conservation shophouse, one of our commercial restoration projects that we have been quietly working on.

The original condition was bad. Water coming through the walls from all directions, finishes deteriorating, the whole building needing serious attention. Conservation work requires patience, respect for the original structure, and a real understanding of what you are working with.

Jonathan brought us on site today and this one is really useful to watch if you are currently house hunting or thinking about buying a resale flat.

One of the things they discovered on this project is hollow flooring. Basically when the tiles were not properly bonded to the screed underneath during installation, leaving air pockets below the surface. You cannot see it during a house viewing and most people do not even know to check for it. But over time those tiles can crack, lift, or become a safety hazard. And replacing the flooring is not cheap. Depending on the size of the unit you are looking at anywhere from a few thousand to tens of thousands of dollars to hack and relay everything properly.

This is the kind of thing your ID should be checking for before you commit to anything. Watch this one if you are in the market for a resale. 👀

Jessica told us her last home was too white and too safe. She wanted wood everywhere, real colour, and something that had a bit of drama to it.

So we found her that onyx marble slab, burgundy and rust and grey all swirling through it, built a coffee bar around it, topped it with a scalloped timber ledge, and let the rest of Patina House follow that same energy. Deep walnut, forest green, warm timber walls.

Mid-century modern but lived in, not stiff. A home that finally feels like 🤍
