Following our earlier solar street light installation at the Tuas South reclamation area, the same MNC construction company came back to us for Phase 3 and 4 of the new PSA port worksite.

When we first started, they had a recurring question:

"Will the solar lights actually be bright enough at night?"

It is a fair concern.

Solar street lights carry a reputation for dimming quickly, and fading out in the middle of the night when the site vehicles are still moving.

On a reclamation worksite, a road that is only half lit is almost as dangerous as a road with no lights at all.

However, as it turns out, there was no issue with the brightness at all. The site team repeatedly commented that the lights were brighter than they expected.

Each unit also has a daylight sensor built in, so the lights switch on automatically during low visibility and at night.

Recently, we noticed a quiet trend growing amongst our M&E contractor and construction clients.

They kept mentioning the word "sustainability" in their project briefs.

Here's the change.

For a long time, sustainability used to feel like a marketing checkbox. You talk about it because it is good for Enterprise Social Responsibility and branding.

But other than token efforts, there was not much planned to actually improve sustainability or green initiatives in a project.

Not anymore.

Today, companies like EcoVadis assess how sustainable a business actually is, and give them a score out of 100.

Singapore banks now use this score to decide working capital loan interest rates. A stronger score can mean cheaper borrowing.

Enterprise Singapore even co funds up to 70% of the assessment cost to help companies get started.

This is not just a Singapore push. It is part of a worldwide trend, led largely by the EU, where regulators and banks are pressuring big companies to prove their sustainability all the way down their supply chains. Singapore is following the same direction.

On the regulatory side, BCA wants 80% of new developments to hit Super Low Energy standards by 2030.

Existing buildings under major retrofit now face stricter energy performance requirements too, with the sector aiming for an 80% improvement in energy efficiency against 2005 baselines by 2030.

Public sector buildings must already run AI driven sensors and IoT systems to monitor energy, chiller, and water use in real time. Private buildings are being pushed the same way through incentive schemes.

For contractors bidding on government or GLS land projects, these targets are already showing up in tender requirements.

What has all this got to do with LED lighting?

Under BCA's Green Mark scheme, Lighting Power Density is one of the main benchmarks used to measure a building's energy performance.

Upgrade to LED with the right drivers and controls, and you directly improve that score.

A luxury condo MCST recently reached out to us about their tennis court lights.

Like many courts built over 10 years ago, their old lights were running on 1000W metal halide fittings.

The problem?

Many of these lights were dimming. Some had stopped lighting up altogether.

Because tennis lights were especially high, you need to build scaffolding just to reach the lights, so the cost of replacing lights was especially high

However, their metal halide bulbs are only rated for 6,000 to 15,000 hours. For a court used regularly, that works out to a full bulb and ballast replacement every 2 to 3 years.

On top of that, metal halide needs 4 components (bulb, ballast, igniter, and capacitor) just to light up, and even then it can take 15 to 20 minutes to reach full brightness.

Lastly, because of the mercury in these lights, this type of lighting is being phased out worldwide, which makes it nearly impossible to find replacement in Singapore.

This is why we recommended using LED instead.

Modern LED sports lights are over 50% lighter, 30% brighter, and last 2X longer.

Not only that, they only have one component, so unlike metal halide with 4 components, it's 4X less likely to fail.

Just one 300W fixture can do the work of a 1000W metal halide setup, switching on to full brightness the moment it is turned on.

The Result?

Power costs dropped by close to 70%. The court lit up brighter and more evenly than before, with no warm up wait.

For a court run a few hours a night, that works out to 15 years or more before the lights need replacement again.

Just a few years ago, High powered LED used to cost far more than metal halide.

That gap has closed a lot over the years, and once you factor in the cost savings in scaffolding, bulb changes, and ballast replacements you no longer need, the new light usually pays for itself after a year or 2.

If your condo or premises still runs on metal halide tennis court lights, this is a good time to replace them and save over 70% on costs.

Altez condo is a high end residential development in the heart of Tanjong Pagar CBD.

We previously worked with their MCST on their tennis and basketball court lights, so when their lobby lights needed replacement, they called us again.

The common area lobby has a high ceiling, the kind that gives the space its grand, five star hotel feel.

However, the original lights there were the old, power draining and heavy.

Any maintenance needed meant sending a technician up on a ladder or lift to handle a heavy fixture at height.

So we recommended a switch to GU10 LED lights instead.

Woodleigh Mall had a lighting problem that only showed up on cloudy days.

The car park and common area lights were running on a timer that only switched on at night.

On a clear day, that worked fine. But when the sky turned grey in the middle of the afternoon, those spaces went dark.

The fix sounded simple. Just add a light sensor. If natural light drops below a set threshold, the lights kick in automatically.

But the real problem was placement.

Some sensors needed to trigger even on bright days when shadows darkened part of the common area. Others needed to be mounted in locations only accessible by scissors lift.

Would these sensors actually be triggered reliably after installation?

Most buildings only think about lights when their A&A planning is done.

But there are 7 things that BCA, SCDF and your maintenance team needs to check for your lighting... and most buildings miss at least 2 of them.

Here's what they miss:

1. BCA limits how many watts your lights can use per square metre.

Most people know A&A needs BCA submission. Fewer know there is a cap on light wattage per zone under SS 530. Offices are capped at 12 W/m². Hotels at 9 W/m². Carparks at 5 W/m².. You cannot just pick any light fitting and assume it passes. It is advisable to find a qualified person to calculate the total wattage of every fitting in every zone before submission.

2. BCA lets you install brighter lights when you add motion sensors

Under SS 530, if you install motion sensors or automatic shut-off controls, you get a Power Adjustment Factor that increases your allowable wattage budget. Better fittings get approved because the controls prove the lights will not run at full power all day.

3. Your existing wiring may not be compatible with new LED drivers.

When you install a new LED fitting on the same circuit without checks, check if the voltage supplied matches the LED driver rating. Poor fit will get flickering from day one. Over time, the repeated power inconsistency wears the driver down and soon lights start to break down.

4. Wrong voltage on the circuit causes drivers to fail slowly.

Even if the wiring looks fine, if the supply voltage does not match the LED driver specification, the driver operates under constant stress. You will not notice it immediately. 6 to 12 months later, drivers start failing one by one across the building and nobody connects it back to the original installation.

5. SCDF requires emergency lights to come on within 15 seconds.

Under SS 563, your emergency lighting must activate within 15 seconds of a power failure and hold for at least one hour. During A&A, if any electrical work touches the main supply, the emergency lighting system must be retested and a record must be kept.

This is a common reason for buildings to fail their Fire Certificate renewal.

6. If your LED driver is sealed inside the ceiling, it will be left there until it fails completely.

We have opened up false ceilings during maintenance jobs and found drivers that have been overheating for months because nobody could reach them easily. During A&A, make sure drivers are installed at an accessible point. It often costs nothing extra to position them correctly during installation. Rectifying it afterwards is a much bigger job.

7. Test and label each light to its switch and breaker for easy maintenance

Map each fitting to its isolator and circuit breaker. Run every motion sensor, timer, and control through a full cycle. If a zone trips and there is no circuit schedule, the facilities team has to test each breaker one by one to find the fault. We have been called to buildings where the original installer never produced this document and the team has been guessing for years.

During their annual A&A exercise, it was identified that the corridors, walkways, and ramps needed a lighting upgrade.

The recent military conflicts have created a lot of uncertainty in global supply chain.

2. Can we go solar to remove the electricity cost entirely?

Both are smart questions.
