A 10 year old pool toilet at a Tiong Bahru condo, never upgraded, looking exactly like a public restroom.

The brief was simple. Make it feel cohesive with the lobby. We pulled in the same dark grey tiles and granite, then added a floating mirror, a sensor tap on an integrated scented stone basin, and herringbone walnut flooring.

Space was tight, and fitting in an extra toilet bowl meant reworking the piping. We made it work without cutting corners on the design.

From generic to beautiful. That is the power of experience.

This 4-room BTO had an awkward dumbbell layout that could not even fit a 55 inch TV properly.

We opened up the wall, which gave enough space for up to a 75 inch screen and let in the natural light the home already had plenty of. That same opening made room for a round table that seats 8 and a full sofa set.

The master and second bedroom were merged into one, solving an uneven wall the old layout created and freeing up space for loose furniture, a yoga corner, or a working desk. The old bifold door was swapped for a thin framed glass door, keeping privacy while letting light through.

Every choice was built around how the family actually lives, not just how the space looks.

This whole home was designed and built in five weeks. See if you can tell.

It came from a sales floor plan, so move-in was already looming by the time we started. The easy move under that kind of pressure is to leave the walls alone. We didn't. We still opened up the kitchen, merged two rooms into the master, and took out the wall choking the living hall.

Function and aesthetics, balanced, even against the clock.

This master used to be two separate bedrooms, split by an awkward C-shaped wall that never really worked for either room.

We merged them into one master with a proper walk-in wardrobe. The platform looks slim, but every drawer runs 70 centimetres deep, and even the headboard hides a compartment.

Two rooms became one, and it still holds more than the two ever could.

This wall was the first thing we tore down, and it's the reason the whole space feels twice as big now.

A U-shaped chunk of concrete sat between the living hall and the kitchen, boxing the living area in and killing any real shot at a proper dining space. We took the whole thing out, and that dead corner is the dining table now.

Sometimes maximising a home means taking away what shouldn't have been there.

We were told this home was about function first, not a fixed style. But function and looking good were never supposed to be a tradeoff.

The original layout boxed two rooms in on one side of the flat. First thing we solved was the U-shaped wall between the living hall and kitchen, just concrete eating into the room for no real reason. We also merged two bedrooms into one master with a walk-in wardrobe.

The whole project was planned and built in about five weeks.

This BTO started as a dumbbell layout, two small rooms boxed in on one side, a bulky U-shaped wall eating into the living hall and kitchen. We took the wall out entirely, and living, dining, and kitchen became one open space.

Two bedrooms became one large master with a walk-in wardrobe. The platform bed looks slim, but every drawer runs 70 centimetres deep, and even the headboard hides a compartment.

Five weeks. That's all the planning time we had before move-in.

Most quotes get created off a first layout, before the design is even settled. We do it the other way. Layout first, then the 3D and moodboard, then the number. That is the only way the quote you receive is the quote you actually pay.

Before any of that, we bring you into our showroom to touch the real materials, sintered stone, shaker cabinets, tile and backsplash samples, so you are deciding with your hands, not just a rendering.

Budget is the question every firm asks first, but it tells us the least. It is really just what you are comfortable spending, so we leave that number to you and work from there.

What actually shapes a brief for us is more personal. Elderly parents at home changes the safety features we plan for. A large dog changes where the grooming area sits. We even ask what you do the moment you walk through your own front door, because that tells us more about how you will live in the space than a Pinterest board ever could.

A lot of homeowners come in chasing everything they saw on Pinterest, and it is our job to tell them honestly what will and will not work for their life, not just their feed. We ask questions most firms skip too, like whether you are left or right handed, because it decides which side the stove or sink sits on.

That habit of asking the practical question first goes back further than this firm. Designing my own cafe years ago is where I realised how much I loved space planning in the first place.
