The one mistake that could damage a $15K floor before handover.

Most people assume the risk ends the moment the flooring goes in, but the site stays active well after that, and anything left exposed to the next trade coming through can pick up dust or a scratch before the room is ever lived in.

The floor gets covered the same day it is installed, while the room is still empty and no other trade has been scheduled in yet. We treat protection as part of the install itself; every finished surface gets covered before the next trade sets foot back in the room.

That’s because scrubbing only reaches the surface. Some ceiling materials just hold onto Singapore’s humidity more than others, and that’s where it starts.

Storage can be one of the most creative parts of a design. Here are three ways we made it work in this office.

We hide the TV behind a panel until it's needed. We matched another panel to the wall so the fire hose reel disappears too. And the space under the stairs became a bookcase and a spot to print.

Most renovation budgets go toward finishes first, tiles, fixtures, paint. But the decisions that actually protect your investment happen earlier than that.

Walls and plumbing are the two things you only get to place once. Get the layout right, and the rest can change with you over time. Get it wrong, and no amount of finishing work fixes it.
