A renewed exterior for a landmark in transition.

The project aims to give the building a new, contrasting identity that reflects its future function. In Sofia, an early-2000s landmark is being transformed through a complete renovation and a redefinition of its architectural expression.

During the design process, we were inspired by the exposed brick that originally defined the space. This led to the development of a unified, warm-toned façade, whose presence is further emphasised through its contrast with the exposed structural elements within the interior.

The façade composition highlights the horizontal lines of the urban silhouette, while vertical fins introduce a counterpoint, serving both as sun-shading elements and as a means of providing separation and privacy for the individual units.
At the top, a new metal structure is introduced, forming two penthouses with panoramic 360° views over the city skyline and completing the vertical composition.

This is not just a renovation.

In Sofia, a landmark early-2000s building is being transformed into a boutique apart-hotel, reshaping both its identity and its presence in the city.

Inspired by the original exposed brick, the design develops a warm-toned façade defined by strong horizontal lines and vertical fins that shape light, shade, and privacy.

Inside, the structure remains visible, creating a contrast between raw interior expression and a refined exterior envelope.

The transformation introduces a ground-floor bistro, 26 residential units, and a new rooftop metal extension forming two penthouses with panoramic 360° views.

Elegance Without Extravagance

This duplex apartment in the Eurovea II complex, designed for our long-standing client, departs from all the previous projects we have created together.

The apartment is functionally divided into two zones. The daytime living area is located on the upper floor, while the night zone is situated on the lower level. The layout creates a sense of lightness and openness, with spacious stairs connecting the open areas.

The interior is designed in a contemporary metropolitan style, free of design gestures and distracting elements. One of the client’s main requests was the use of travertine flooring. This natural stone became the central element around which the entire story of the interior unfolds. The travertine is complemented by contrasting elements in the form of simple shapes yet bold colour accents. The dynamic composition of the interior creates a subtle pulse without overwhelming the space. Travertine and black velvet become the “main protagonists,” dividing the space and forming the structural backbone of the interior. This framework is complemented by visually and materially simple elements, with a strong emphasis on the quality of the materials used.

Travertine is present throughout the apartment, whether in the form of plaster finishes in warm creamy tones or as natural stone flooring. Textured wall cladding with soft curved lines enhances the sculptural quality of the stone surfaces. Black velvet is incorporated into the interior as the flowing ribbon of the staircase, as black ceiling soffits, and within the spaces of the main bedroom with its bathroom and walk-in wardrobe. The staircase, often considered a secondary space, plays the role of a striking design feature in this project. Its minimalist lines combined with an intense black colour, complemented by bold suspended lighting fixtures, give this space character and elegance.

The design is based on a “pixel” principle - modular units creating flexible spaces for learning, interaction and rest. Classrooms extend into the landscape, movement becomes an experience, and shared spaces replace traditional corridors with community.

SVAZKOVÁ ŠKOLA ZBUZANY
The urban and architectural concept is based on a 6 × 6 m modular grid forming a pavilion-like campus composed of functional clusters. Each cluster connects classrooms with shared spaces and direct access to the exterior, supporting collaborative and flexible learning environments.
A central communication spine becomes the social heart of the school - a place for meeting, informal learning and movement. The project integrates architecture, landscape and energy-efficient solutions within a nearly zero-energy building strategy.
Natural light, timber materials and spatial adaptability become key tools in shaping a high-quality learning environment.

Our competition proposal — Science Experience Center and Planetarium
Located within the ZOO area, Bratislava 2025

The pixel becomes a response to a complex and fragmented site. The urban design emerges from a modular 10 × 10 m grid, where individual functions and spaces act as shifting pixels searching for their optimal position. The result is a flexible system reacting to both people and environment — inside and outside.
From a two-dimensional principle grows a three-dimensional landscape of pavilions with varying heights, structures, and atmospheres. The complex becomes a sequence of spatial experiences rather than a single static building.
At the end of the exhibition, visitors choose between the familiar path and the unknown — a dark ramp leading toward a final moment of discovery. Light, movement, and visual media shape spatial perception, while the fractal geometry of the exhibition gradually reveals views of the surrounding landscape.
The atrium connects the human experience with the theme of biology, creating a space for pause, perception, and focus.
