When I meet a facilities manager at a senior living community, I always ask the same question:

"When's the last time you had to replace flooring that you wish you didn't have to?"

Almost every time, they have a story.

A common area that cost $20,000 to redo. A hallway that disrupted residents for a week. A budget that got blown in year 3 of a 5-year plan.

Most of them didn't know resurfacing was an option.

That's why I'm on LinkedIn. Not to sell — just to make sure people know there's another choice before they sign a replacement contract.

Have a floor you're not sure about? Send me a message. I'll tell you honestly if it's a resurfacing candidate or if replacement is the right call.

Nobody talks about this part of a floor replacement project:

The disruption.

Move the residents. Empty the common areas. Deal with the noise, the dust, the smell of adhesives.

In a senior living community, that's not just inconvenient — it's genuinely disruptive to people's routines and wellbeing.

Our resurfacing system works in place. No demolition. Dramatically reduced noise. No need to move residents out.

Most of the time, a wing or hallway is back in service in 24-48 hours.

I've had facilities directors tell me that alone was worth the call.

If you're a maintenance director or facilities manager thinking about a flooring project — I'm happy to talk through what the process looks like and whether resurfacing makes sense for you.

I get asked sometimes why we focus so much on senior living communities.

Honest answer: because the stakes are higher.

In an apartment building, worn flooring is an aesthetic problem. In a memory care facility or assisted living community, it's a safety issue. Raised seams. Peeling edges. Trip hazards for residents who can't always catch themselves.

Our resurfacing process includes hermetic joint sealing — which means we eliminate those raised seams and edges completely.

The floor gets safer. And it looks better. And nobody got displaced while it happened.

That matters to me. I want to be in buildings where what we do actually makes a difference for the people living there.

That's the work I show up for.

Let me give you a real number.

Full LVT/LVP replacement in a senior living community: $8–$15 per square foot, installed.

Our resurfacing system: a fraction of that. Floors stay in place. No demolition. No disruption to residents.

For a 5,000 sq ft building — that's the kind of savings that can fund another capital project entirely.

I'm not saying resurfacing is always the answer. Sometimes floors genuinely need to be replaced.

But in my experience, a lot of floors that get replaced didn't have to be.

If you want to see what your flooring would cost to resurface vs. replace, I'll give you a side-by-side estimate. No obligation.

📍 We serve DC, Maryland, and Virginia.

08/18/2026

Picture this scenario:

Your LVT or LVP flooring is looking worn. Scratches, dull finish, raised seams. The quote for full replacement comes in at $40,000.

Before you sign — what if I told you there's a second option?

Option A: Full replacement. New materials, demolition, installation. Residents displaced. Project takes days. $40,000.

Option B: Professional resurfacing. Floors stay in place. Hermetic joint sealing eliminates raised edges. Surface is restored to like-new condition. Residents barely notice. Fraction of the cost.

Same result. Dramatically different price.

Which one would you choose?

Most facilities managers and maintenance directors don't know Option B exists. That's why I'm here.

If you manage a senior living community or multifamily property in the DMV and have flooring that "needs to be replaced" — I'd love to show you what resurfacing can do — before your next replacement bid goes out.

♻️ Floor replacement creates a lot of waste. Resurfacing doesn't.

When LVT floors get torn out, most of it goes straight to a landfill. Professional resurfacing restores the same floors to like-new condition — no waste, no new materials, at about 1/3 the cost.

Better for your budget. Better for the environment.
