A pool may be the amenity guests notice first.

But the opportunity is in everything built around it.

Shade where people actually need it. Enough seating for the full group. Places to gather that do not compete with the water. Lighting that keeps the space usable after sunset. Design details that make the entire area feel intentional, not simply added on.

Because adding a pool is one decision.

Designing a pool area that photographs well, functions for the reservation, and gives the property more to offer is a completely different one.

The strongest outdoor spaces are not built around a checklist of amenities. They are built around how guests will actually use them.

That is where design starts doing more than making the property look good. It starts making the property work harder.

Just steps from Lambeau Field, this property already had one of the strongest advantages an STR can have: location.

For the Founders Suite, we wanted the interiors to make just as much of an impression.

Football history shows up through vintage inspired artwork, collected details, and subtle references to Titletown, without turning the home into a theme. The result feels connected to Green Bay while still elevated enough to appeal beyond game day.

With four bedrooms and space for up to 12 guests, the home also needed to work for groups. Generous gathering spaces, a private hot tub, covered outdoor dining, a finished garage, and a balcony overlooking the stadium district give guests plenty to experience beyond where they sleep.

For investors, a recognizable destination may bring guests to the market. The property still has to give them a reason to choose your listing.

The opportunity for your next STR might not be another bedroom, another amenity, or another beautiful design.
It might be the thing your market does not have yet.

The properties that stand out are not created by looking at what is already performing and copying it. They come from understanding the competitive landscape, identifying where there is room to offer something better or different, and building a clear concept around that opportunity.

That is where strategy starts shaping the design.

The layout. The amenities. The visual direction. The moments that make the listing memorable. Each decision should help reinforce the position you want that property to own in its market.

Because a well-designed STR should not just look good when it launches.

It should make sense as an investment.

The best STR design decisions rarely come with one universal answer.

King beds or double queens? Aesthetic impact or everyday function? The right choice depends on the market, the guest count, the room itself, and how the property needs to perform.

Part 2 of 21 Questions gives you a closer look at the thinking behind every BM project, from the spaces we love designing most to the small bedroom details that make a stay feel more considered.

Part 3 is coming next. Which answer surprised you most?

The photographer should not be the first person deciding how your STR shows up on camera.

There is a lot that happens between “design complete” and “ready to shoot” and those last decisions can change the entire feel of the final gallery.

Our Photography Prep Guide gives BMI clients a clear plan for what to adjust, style, remove, and double check before photo day, so the finished property is captured the way it was meant to be seen.

It is one more layer of support built into the BMI experience, because the work does not stop when the last pillow is placed.

The numbers tell the story, but the strategy came first.

This Tulsa STR is currently ranked #1 out of 1,268 listings in its market, with an $810 ADR compared to the $433 market average.

It is also outperforming comparable 5 bedroom properties by $377 per night and generating 2.48x the market average annual revenue.

That level of performance is not tied to one design choice. It comes from building a property with a clear point of view from the start.

For this home, color, pattern, visual contrast, and layered details were used intentionally to create a stay that feels distinct in the market and recognizable to the guest.

The goal was never simply to make the property look good.

It was to give it a stronger identity, a clearer position, and more reasons to be chosen.

Palmer Summit is one of those projects we keep coming back to.

Not just because of how it looks, but because of how much the property is doing.

There’s room for the full group to gather, space to break off, built in entertainment for slower hours, flexible sleeping arrangements, and an outdoor experience that keeps the stay going well beyond the interiors.

None of those moments were added just to fill space. Together, they give Palmer Summit more range, more function, and more to offer the guest from one end of the property to the other.

That’s what we want investors to see in a finished STR: not simply a beautiful property, but one where the square footage has been considered from every angle.

Q4 feels far away until you look at everything that has to happen before launch.

A finished STR does not happen the week before it goes live. There is design, sourcing, procurement, ordering, delivery coordination, installation, styling, and all of the decisions in between.

And as the year moves forward, the calendar gets tighter.

If your goal is to have a property designed, installed, and ready to launch before the end of 2026, waiting until Q4 to begin can quickly become the thing that pushes the timeline back.

The best time to get ahead of a year-end launch is before the rush begins.

Q4 availability is limited.

A room can have the right furniture, the right layout, and all the necessary pieces and still feel unfinished.

Sometimes, it comes down to one defining element.

The right addition can establish the focal point, bring scale and balance to the room, reinforce the property’s overall identity, and completely change the way the space photographs and feels.

That is why we do not look at design decisions in isolation. Every element has a job to do within the bigger picture.

When the right piece goes in, you can feel the difference immediately.

That is the power of intentional STR design.

The most expensive design mistake is often the one discovered after installation.

At that point, the products have already been ordered, deliveries have been coordinated, furniture has been assembled, and the launch timeline is already moving.

A decision that could have been adjusted during design may now require replacements, additional labor, delayed photography, or compromises that affect the finished property.

Years spent exclusively designing STRs change what you catch before the project reaches that stage.

You notice when the furniture scale will disrupt the flow of the room.

You recognize when the gathering spaces will not support the property’s advertised occupancy.

You question whether the largest portion of the budget is being invested where guests will actually use, notice, and remember it.

You see when the strongest listing moment is positioned where it will never photograph as powerfully as it should.

These decisions may look small on a design plan, but they can become costly once products arrive and installation begins.

As one of the longest standing boutique firms dedicated exclusively to STR design, BMI brings years of specialized experience into every stage of the process.

Not to repeat the same formula, but to know what to question, what to resolve early, and what needs to be protected through final installation.

The goal is not to correct avoidable problems after the property is complete.

It is to make stronger decisions before those problems are installed.
