Anatomy of a Dwelling Unit – Powder Room
The powder room may be one of the smallest spaces in the apartment, but it can have a surprisingly large impact on the resident and guest experience.

This room does not need to be large. A simple layout with a toilet and sink is often all that is required. However, thoughtful details can elevate the space considerably. A beautiful vanity light, quality mirror, and carefully selected finishes can make even the smallest powder room feel intentional and inviting.

One of the most important considerations is location and sightlines.

Make sure the entry to the powder room is tucked away. Guests should not be staring directly at the toilet when the door is open. Yes, I have actually seen powder rooms located directly off the living room and positioned directly across from the sofa. Needless to say, it is not the view anyone wants while relaxing or entertaining.

The powder room should feel discreet and private. Good design considers not only the room itself but also how it is experienced from adjacent spaces.

Sometimes the smallest details make the biggest difference. A well-located powder room quietly enhances daily living, while a poorly positioned one becomes something residents notice every single day.

In apartment design, privacy matters. Even in the smallest rooms.

The Power of the Resident Entry in Apartments

The most overlooked space in apartment design isn't the kitchen or the bedroom. It's the first few feet inside the front door. That small area determines whether a resident feels like they have arrived home—or simply walked into another room.

In apartment design, an entry is a luxury. Most apartments today have you walking directly into the kitchen or living room with little opportunity to transition into the space. Yet, that first few feet inside the door set the tone for the entire experience.

People need a place to arrive. There are very practical, utilitarian needs that happen the moment someone walks through the door. Where do they put their bag? Their keys? The dog leash? Their shoes? A modern mudroom—even on a small scale—is incredibly important. Hooks, cubbies, shelves, and a small drop zone can make a tremendous difference in how a resident lives in the space every day.

Traditionally, a coat closet is located near the entry door. In reality, it often becomes the vacuum cleaner and storage closet, and that's okay. Storage is valuable. A bench is always a nice addition, providing a place to sit while putting on shoes, and a mirror is essential for that final check before heading out the door.

I have even seen engineers place electrical breaker boxes directly in this area, which is never ideal. The first thing a resident should experience when entering their home should not be a panel door.

Allow people to arrive before immediately jumping into the space. An entry creates a moment of transition from the outside world to the privacy of home. Regardless of unit size, creating that sense of arrival elevates the entire living experience.
