If you're still living in your home while preparing to sell, occupied staging is likely the right fit. Instead of moving everything out and bringing in new furniture, we work with what you already have. That means editing layouts, rearranging key pieces, and adding select decor so each room shows at its best. Staging done well isn't about neutralizing a home. It's about understanding who that home is for and designing around them.

We don't default to beige and empty walls. We layer in texture, contrast, and a few unexpected details such as a vintage side table next to clean modern lines, a stack of books on a nightstand, artwork that feels collected rather than placed. The goal is a space that feels intentional and clearly defined, not staged in the generic sense of the word. Because the real objective isn't a home that looks nice in photos but it's a home a buyer walks into and immediately starts picturing their life inside it. 🔑🏡

Reality: Some of the best rooms we've staged mix a vintage find with something we bought last week. The overall effect matters more than any single price tag.

What actually elevates a space:
- Furniture sized correctly for the room, not just what fits

1. The entry – What someone sees in the first five seconds sets the tone for the entire showing.
2. Natural light – Rooms that feel dark or blocked off read as smaller even when they're not. Open curtains, clear windowsills, and mirror placement all help here.
3. The primary bedroom – This is the room buyers imagine themselves in the most & it needs to feel calm, not cluttered.

Staging isn't about touching every square foot of a home – it’s about knowing which few things actually move the needle.
