Two requests from a young family: more storage, and a clear line of sight to the kids on the main floor.

This 1970s home on Mercer Island had neither. A solid wall closed the dining room off entirely, and outside the kitchen there was almost nowhere to put anything.

So the wall came out, and in its place, shelves that seem to float. The dining room retained a sense of mystery, and gained visibility. Look past a vase or a stack of books, and the living room is always there, half-glimpsed. And behind the table, a new wall of cabinetry absorbs the everyday items.

For the parents, it means something simpler. They can see the kids from anywhere.

In the Bellevue City View House, with the new fireplace wall giving the entry and kitchen real structure, the rest of the main level could follow its lead.

The living room splits into two working spaces: a sunken portion holds a custom curved sofa, built to host recitals on the family's grand piano and angled to gather guests toward the instrument. On the main level, an L-shaped sectional takes over as the everyday room, facing the family television and the fireplace.

Around the corner in the breakfast nook, an Italian-made round table with a distinctive leg detail was chosen specifically for the room's shape.
The result is a main level finally given rooms worthy of its view.

Custom homes built for a view don't always know what to do with the floor plan. Here, an open main level with stunning 180-degree views of Bellevue and the floating bridges had no walls or thresholds to work with, just glass and open floor.

The first order of business: Installing a dividing wall to extend the kitchen, and carving out a distinct corridor on the other side. Now a fireplace reigns inside the new wall, glass on both faces; one side greets the entry, the other opens onto the kitchen and upper living room.

From the corridor, the other side appears only as a suggestion through the fireplace glass, a shape beyond the flame — the rest of the Bellevue City View House held just out of reach until you're ready to find it.

Every room in this Kirkland home speaks the same color language — you simply have to walk through it to hear it.

Deep navy tones echo through the kitchen cabinetry and accent walls elsewhere. The children’s bedroom is splashed with an orange tiled design. Paintings in blues, rust, and green appear in quiet conversation throughout.

None of it is coincidence. This home was built around its owners' existing art collection, then completed with new, original pieces — so each room reads as part of one continuous thought, rather than a series of separate decisions. Furniture, textiles, and art, all chosen to showcase a unique palette across the entire house.

The result is a home that feels expressive without being overwhelming. Composed enough to live in, and layered enough to keep noticing.
