Before you walk into any conversation, know your outcome.

Three questions I ask every time:
What do I want them to know.
How do I want them to feel.
What do I want them to do.

Bank meeting. Pre sold client. Doesn't matter. Same three questions, every time.

Walk in with a plan or walk in and hope. Pick one.

What do you want them to know, feel, and do before your next conversation. Drop it below.

Went from 5 houses a year to 10. Now scaling to 60.

Nobody tells you the real cost of that growth.

Parties. Sunday football with your buddies. Fantasy football leagues. Just hanging out.

You trade that for rooms with developers and bankers instead.

Growth isn't free. You just pay for it in time instead of money.

What are you willing to cut to get where you want to go?

Three guys on my coaching call this week asked me the same thing.

Rates are high. Market's slow. Do I stop building?

No. You tuck tail now and you've got zero inventory come spring.

There are creative ways to structure financing and get buyers in the door right now. We keep building through it.

DM "GUIDE" for the free checklist.

You can build a perfect house and still lose the client if you can't communicate.

Most "construction problems" aren't construction problems. They're communication problems.

It's how clients say yes faster. How subs know what to expect. How strangers on social media feel like they know you before they ever call.

I work on this every week. The day you think you're great at it is the day you stop listening and start losing clients.

Get off the tools. Get better at this.

Nobody refers you for the thing you build. They refer you for the thing you solve.

Client needed a gutter guy before winter. I sent mine over same day.

Two days later she calls me a builder to her friends.

Be the guy who always knows a guy. Plumber, lawn guy, sprinkler guy, doesn't matter. Be the answer before they finish asking the question.

That's how referrals stack.

DM me if you want to talk follow up and referrals.

Your students keep leaving one line off their budgets and it can cost them the whole job.

Builders Risk.

Not general liability. That's a blanket for your business.

This one covers the house while you're building it. Hail, fire, theft, all of it.

We had bad hail in Billings last year. Guys without this coverage ate that cost.

It's cheap for what you get. Put it in the budget.

Want my free budget checklist? DM me and I'll send it over.

Not every deal is the same

In this podcast with my friend Mike Burns we talk the value of experience.

Mike is a seasoned real estate pro.

You can’t read about it. No podcast will teach you.

Going out and getting the reps is the only answer!

Our first job sites looked like a rat's nest. Nobody cleaned up. I thought that was just how job sites looked, because every site I'd ever seen as a realtor looked the same.

Then I realized that was their standard, not mine.

So I started walking sites and picking up trash myself. Told my employees you are getting paid to do this, sweep out before you leave.

Judge your subs on your standards. Not theirs.

What's one standard you had to raise on your own crew?

Core Value #1: Go the Extra Mile.

Anybody can build a house.
We build homes.

The difference? The stuff nobody asks for.
The extra walkthrough. The call back the same day. The detail fixed before you ever noticed it.

60 homes a year, and every family gets the same thing: a team that doesn’t stop at “good enough.”

That’s not a slogan. It’s how we work.

Over the next few weeks, we’re walking you through the values that drive every home we build. This is where it starts.

Your bid isn't the budget. It's a guess until you treat it like a negotiation.

Multiple bids. Vendor rebates. Buying in bulk if you're running more than one house.

Builders bleed margin right here, before the first stud goes up.

I've got a list of the exact questions to ask every vendor. DM me "BIDS" and I'll send it over.
