Flooring Truths — Part 3

After uncovering the double plywood in Part 2, we continued removing layers carefully and intentionally until we reached the joists.

That’s when the full picture became clear.

At some point, a moisture issue existed. Instead of being properly corrected, it was concealed. Additional plywood, spray foam, no moisture barrier on the ground a series of choices made to hide a problem rather than resolve it.

The current homeowner didn’t create this condition.
They inherited it.

Spray foam didn’t help because it couldn’t. Once moisture is trapped between layers with no barrier below, adding material only delays failure and it never prevents it.

Eventually, the floor above did what floors always do in these situations: it revealed the truth through movement and delamination.

This is how hidden problems get passed along, and why flooring failures often surprise homeowners years later.

This homeowner was told, “You don’t need a moisture barrier.”
After taking a look, the Lowcountry’s flooring specialist (yours truly) found that wasn’t the case.

Moisture doesn’t just go away. It slowly moves up through concrete and subfloors. Without a moisture barrier, it gets trapped under the flooring and causes movement, separation, and failure over time.

Flooring Truths — Part 2: What we found underneath

Following up on the last post about moisture barriers.

When this homeowner bought the house, they had no idea what was under the floors. Everything seemed fine, until ripples and delamination started showing up.

Once we opened it up, we found double layers of plywood trapping moisture between them. There had been a moisture issue before, and instead of fixing it properly, another subfloor was installed over it.

Out of sight… until the floor started failing.

Moisture trapped between layers has nowhere to go. Over time, it causes movement, gaps, and delamination. The flooring wasn’t the problem, what was underneath caused it to fail.

This is why floors don’t usually fail “for no reason.”

The floor didn’t fail randomly — delamination was the warning sign.

What showed on the surface was only the beginning. Underneath, moisture had been absorbed into the cork backing, where it stayed trapped and slowly broke the floor down from the bottom up.

This is rarely explained when flooring is purchased. Most stores are focused on selling a product, backed by a 1-year installation warranty. By the time these failures fully show up, that warranty is usually long gone.

Our approach is different.
We evaluate materials based on the environment they’re going into, test moisture conditions, and install for long-term performance — not speed or volume.

Another reminder that flooring failures at sliding doors are usually caused by moisture damage underneath, not the surface you see.

In this case, the homeowner had rotten planks from long-term moisture intrusion. The only real fix was to remove the damaged material, address the affected area properly, and reinstall the flooring so it sits flat, supported, and protected.
