Water damage is one of the biggest risks in any renovation, and it usually comes down to what was done behind the walls, not what you see on the surface.

That’s why we take extra steps with waterproofing, layering, and making sure everything meets code before anything gets closed up.

Because once it’s done, you shouldn’t have to think about it again.

Save this if you’re planning a bathroom renovation. If you want it built right from the start, DM BUILD.

Pinterest can tell you what looks good. A good project team should tell you what actually makes sense. 👀

Natural stone, porcelain or hardwood? The right choice depends on more than the aesthetic. Think location, traffic, maintenance, durability and how you actually live in the space.

At D&J, we’re design-forward, but every material still has to do its job. 🏗️✨

Swipe for our contractor POV on 3 materials we love and where we’d actually use them.

Not every kitchen trend deserves a construction budget. 👀

The ones we pay attention to are the ones that make the space work better, age better, and actually suit the way you live.

For 2026, we’re seeing a shift away from “rip everything out because it’s dated” and toward smarter decisions around layout, storage, lighting, materials, and what’s genuinely worth changing.

So here are 5 kitchen trends we’d actually build around, plus when they make sense from a contractor’s point of view. 🏗️

Because the goal isn’t to build the trendiest kitchen.

It’s to build one you’ll still be happy you invested in years from now.

Design-forward doesn’t mean saying yes to every trend on your feed. 👀

We love seeing what’s new. But the better question is always: does it actually belong in this home?

We look at how the client lives, how the room needs to function, how a material will perform, and whether the choice will still make sense when Instagram has moved on to the next thing.

Sometimes the trend is exactly right. Sometimes it needs tweaking. And sometimes the best decision is the one that never looked “trendy” in the first place.

Good design should feel current without giving your home an expiration date. ✨

The permit conversation should happen before the contract, not after construction is supposed to start. 📋

As of June 10, NYC home-improvement contractors have a new written disclosure requirement around permits.

Before you enter into the contract, you should be told:

✅ whether permits are foreseeably required
✅ which permits may be needed
✅ who is responsible for obtaining them
✅ what steps are involved
✅ estimated permit fees
✅ how you can check their status yourself

That doesn’t mean every renovation needs the same permits. It means homeowners should have more clarity about the permit side of their scope before signing.

Good project planning includes the paperwork too.

Save this before your next renovation conversation.

Design-build keeps design and construction in the same conversation. 🏗️

That means earlier coordination around budget, buildability, materials, approvals, and ex*****on, with fewer handoffs between separate teams.

It’s the model we use because better coordination usually starts before construction does.

NYC buildings come with history. Soon, they’ll also have their own dedicated building code. 🏙️📐

Starting July 17, 2027, alteration applications for existing buildings will fall under New York City’s new Existing Building Code.

Why does that matter?

Because renovating an existing brownstone, apartment building, office or other established structure is very different from designing something brand new.

Existing conditions matter. Previous construction matters. The type and extent of the work matter.

The new code creates a more unified framework specifically for that reality.

Nothing changes overnight for projects filing today, but if you’re planning work further ahead, this is one update worth knowing about.

Your electrician changes halfway through the project. Does the permit just move over with them? ⚡👀

Not quite.

As of September 7, NYC has a more formal DOB NOW process for licensed electricians taking responsibility for another licensee’s job.

The incoming electrician now submits a Supersede Request so the permit reflects who is actually responsible for the electrical work.

It sounds administrative, but there’s an important homeowner takeaway:

When a licensed trade changes during a renovation, the paperwork and responsibility need continuity too.

Swipe for the plain-English version, and save this if you have an active NYC renovation.

You see the space.

We see the people, planning, and details it takes to bring it to life. 🏗️

Every finished project starts with a lot of work you’ll never see in the final photo.

That’s the part we’re proud of too.
