Cabinet trends
More and more of our customers are moving to open shelves or floating shelves. It is a cleaner more open look. This trend is mainly around a single basin sink. The open shelves open the options for decorative designs placed on display (See DSI design for their amazing designs). Floating shelves provide a very open air concept.
Oak cabinets are back! We are installing oak cabinets on 50% of our jobs this year. Stained oak (light pecan stain is popular) ,with the correct granite selection, can look modern or rustic. Pictures to come.

We have been blessed this year with rain and cooler than normal temperatures. The heat will be here soon. So today we discuss inexpensive ways to keep house cool. It is very common in our area to have darker colored roof temps. to reach 175 degrees and home attic to reach 140 degrees. Through conduction this heat can transfer from attic floor to your ceiling very easily.
Fiberglass blown in insulation has a R value between 2.2 and 4.3 per inch. Most experts suggest we need a r value of 60 in Texas. This means we need 14-27 inches of fiberglass blown into every area of our attic.
While radiant barriers have no R value, they stop radiant heat up to 98%. Radiant heat is a big issue to cooling off your home. Radiant barriers are easy to install and a great and quick return on investment.
Attic fans can be an option. I recommend a high point on the back of the house to prevent the eye sore. These can help remove hot air and can be solar. Very common for the lower priced fans to reduce the attic temperature by 20 degrees saving up to 20% of your energy bill.

Over the last year we have addressed very similar questions from our clients upon starting. Usually this means trends are starting. The question of converting an existing whirlpool bath tub into a large walk in shower has been a topic since 2018, but most are just converting it now with out much talk. Here are some of the most recent ones.
Should I remove the riser behind my sink and make all one level.
In other words, should I remove the bar height counter? This is a preference. There is no yes or no. The bar height helps hide the things around the sink. The standard height is easier for kids, some adults, and elderly to sit. Our customers are around 70% removing the bar height.
Can I lower my energy bill with more insulation?
Yes we can lower your energy bill and keep your house sealed. There are many things we can do. You can make sure your ceiling fans are spinning counter-clockwise in summer. This will push the air down from the vents. Again there are many things we can do to help lower the bill.
We are also seeing a lot of customers remove plugs from backspash and putting Legrand strips with USB plugs. The backsplash looks very clean with out the interruption of plugs.

We really don't see the prices dropping for material. Increase prices are neutralized by cutting waste. There is soooo much waste in the everyday construction job. Builders lose thousands on each job for quickness. You can have both. Creativity and planning saves time and money. Sitting down with an experienced designer discussing the functionality of your plans cuts wasted items. Don't be concerned with the cost of material going up. Proficient builders know areas of savings.

This week we are busting down some walls to enlarge showers and master closets. One of the homes was built in 1968 and the other was built in 2014. The 1968 home we are converting the 120 square ft utility closet into a master closet. Taking the walk in shower to 40 sq ft, removing the one lavatory and replacing with his and hers, building a wall with pocket door for the water closet, converting a closet to the new utility closet, moving a wall, and cutting in a door for the new pantry. The 2014 home has a huge whirlpool bath tub that nobody uses backed up to a small walk in shower. So we are converting into a big walk in shower and linen closet. The builder brought down a furr down for lavatory lighting. We are removing this and giving back the 12 ft ceiling. Removing all cabinets and granite in the house and designing around homeowner , adding 5 ft to pantry, new mirrors, and pendant lighting over new kitchen sink. Pictures to come

One of our resent customers had the city grow around him. His set up for gray water was an issue for the new codes that he was now a part of. While digging up the gray water line to route it to the septic, we noticed the line was extremely fragile. Running a camera back in the line to the house we came across 4 breaks in the line. These breaks were under the center to right side of the house. Every time the washer ran water leaked under house. Over time this leak could cause undesired expansion and contraction and foundation cracks. Plumbers usually charge around $300/per foot to tunnel and repair. This customer had 41 feet of line to repair at a total cost of $12,300. These are leaks he was unaware were hurting his home.
