Convert the old garage—or replace it with a new ADU?

Compare what can be reused with what it would take to create a complete home.

A homeowner recently spoke with BuildX about removing an old garage and building a two-bedroom ADU in its place.

That raises a useful question for anyone with an existing structure: is it worth keeping?

Our Learning Center explains why a garage conversion doesn’t automatically mean a lower-cost project. An existing shell may still need insulation, plumbing, heating and cooling, structural work, and a completely new interior.

Before choosing between conversion and replacement, ask:

• What condition are the foundation, walls, and roof in?
• Can the existing footprint accommodate the rooms you need?
• Will the layout provide enough daylight and comfortable access?
• What utility work is required for each option?
• What does each complete project estimate include?

A conversion can make sense when the structure is sound and the layout suits the future resident.

When extensive repairs or awkward compromises are needed, new construction is worth comparing.

If the ADU might eventually house a parent, include their potential access and mobility needs in that comparison from the beginning.
