We get the question VERY often: What Does It Mean for a Basement Window to Meet Egress?

An egress window is designed to provide a safe emergency exit and allow first responders to enter if needed.
This isn’t just a “bigger window”. It must meet specific building code requirements, which can vary slightly by location and application.

General Egress Guidelines: (Based on IRC Standards)

✔️ Sufficient opening size
5.7 sq. ft. minimum net clear opening
(5.0 sq. ft. may apply at grade level)

✔️ Minimum dimensions
At least 20" wide and 24" high
(Note: meeting these dimensions alone WILL NOT meet egress standards)

✔️ Fully operational from the inside
Must open without tools, keys, or special effort

✔️ Clear and unobstructed access
The path to and through the window should remain clear

✔️ Sill height(bottom of window) to be no more than 44" above the floor

✔️ Proper window well (if below grade)
– Generally ~9 sq. ft. minimum area
– About 36" projection from the wall
– Ladder typically required if deeper than 44"

If your basement window can’t be used as an exit in seconds… it’s not egress.
