BLDG Projects completed the architectural and engineering design for this multi-family property renovation in East Garfield Park, Chicago.

MULTI-FAMILY RENOVATION IN EDGEWATER, CHICAGO

BLDG Projects completed the architectural, mechanical and engineering design for the renovation of a 3-story multi-family building in Edgewater, Chicago and construction is now well underway.

This project includes interior and exterior renovations to the existing 6 dwelling unit 3-story multi-family building with the addition of 2 ADUs to the basement and replacing the existing rear addition with a 3-story metal porch, bringing the new total to 8 dwelling units.

Construction is in rough approval inspection stages and moving on to the finished framing.

NEW INDOOR DOG PARK COMING TO AVONDALE, CHICAGO — BLDG Projects is in progress with the architectural and engineering design for a new indoor dog park coming to Avondale, Chicago - in Summer of 2026.� �This project features interior and exterior renovations to convert an existing warehouse into the indoor dog park for Zoomies Chicago.� �Zoomies will be a large scale indoor dog park and human access bar featuring over 20,000 square feet of climate-controlled play space for off leash fun.�

COMMERCIAL RENOVATION IN MERRILLVILLE, INDIANA — BLDG Projects completed the architectural and engineering design for this commercial office renovation in Merrillville, Indiana and the project is nearing approval.

This project included interior and exterior renovations to an existing commercial property for Grid-Line Transportation Inc. to occupy as their new corporate headquarters.

The newly designed office will feature a beautiful foyer and reception area, co-working spaces and open office areas, two conference rooms, a kitchen/break room, and a lounge area.

We also designed several standalone offices for the CEO plus members of their operations, sales, safety, billing, IT, marketing, and HR teams.

Attention City of Chicago contractors and developers.

In accordance with the 2026 Budget Ordinances, adopted by the City Council on December 20th, 2025, the following Department of Buildings fee and program changes will take effect in 2026.

Plan-Based Building Permits:

As of January 6th, in addition to the annual inflation-based increases for 2026, which DOB posted in October, the City Council adopted additional changes to the fee structure for plan-based building permits, which are reflected in the 2026 Amended Fees Tables for Plan-Based Building Permits. The amended fees are also reflected in the Permit Fee Calculator.

Significant changes include:

The initial non-refundable deposit will increase to $600

A penalty equal to the $600 deposit fee will be charged when DOB determines that the permit application is substantially incomplete or otherwise deficient.

A penalty equal to the $600 deposit fee will be charged when DOB determines that the permit application is ineligible for the review program under which it has been submitted.

The construction factors for Group A occupancies have been simplified.

The minimum fee for decreasing dwelling units (deconversion) will increase to match the minimum fee for increasing dwelling units ($1,800).

Express Permit Program:

Effective mid-March 2026 - The fee for many fence permits will decrease.
Effective Summer 2026 - Additional options for porch work will be added to the Express Permit Program.

Trade Licenses:

There have been several changes for trade licenses which will make requirements and fees more consistent across trade license types.

NATIONAL ITALIAN AMERICAN SPORTS HALL OF FAME DESIGN — BLDG Projects completed the architectural, engineering and interior design for this unique commercial project featuring interior & exterior alterations with a new construction addition and exterior facade re-design for the National Italian American Sports Hall of Fame in Chicago.

We worked with , who is a realistic muralist artist focusing on large scale murals locally and internationally, who went through multiple sketch iterations until getting to this final result showcasing famous Italian American sports hall of famers.

BAKERY & SALON CONVERSION TO MED SPA — BLDG Projects is in progress with the architectural and engineering design for this commercial renovation in Homer Glen, Illinois where we are planning the interior renovations to convert an existing bakery and salon into a new med spa and laser facility.

The existing bakery and salon are currently adjacent commercial units, and we are helping the incoming spa combine both units into their new storefront.

The existing bakery is currently vacant and gutted, while the existing salon is still operational.

Here is a look at our latest drawings and renders for the conversion and renovation, including our designs for the new laser room, reception, salon area, office, break room, bathroom, and hallways.

MULTI-FAMILY RENOVATION & ADU ADDITION — Construction has now been completed for this full multi-family renovation project in Lincoln Square that BLDG Projects designed in partnership with Grace Street Renovation Lab.

We completed the architectural and engineering design for interior and exterior renovations to the existing 3 units in this multi-family building, plus the legalization and addition of the new ADU on the basement level.

COMPLETED MULTI-FAMILY RENOVATION — Here's a look at a recently finished multi-family renovation project in Chicago that BLDG Projects completed the architectural design for.

We worked with ACF Maintenance & Remodeling as the general contractor and Acosta Ezgur as the zoning attorney.

Our plans featured interior renovations to both the front and rear building on-site, including the existing 8 dwelling units, interior renovations to the basement, and the addition of 4 dwelling units, bringing the total to 12 dwelling units.

NEW CHICAGO PERMIT CERTIFICATE CHANGES — Attention City of Chicago contractors and developers... there are new changes coming to permit certificates and required inspections that you should be aware of.

As of September 25th, 2025, several changes will appear on plan-based building permit certificates issued in the City of Chicago.

These changes apply both to permit certificates downloaded from the online permit portal and printed at Department of Finance payment centers. However, this will not affect certificates for Express Permits, reinstatement permits, or specialty permits, such as demolition, conveyance device, and elevator permits.

The new changes taking effect include:

Certificates including a reminder that the permit will be suspended if an inspection is not scheduled within 6 months of issuance and at least every 12 months after that.

And the certificate including an additional “Conditions” field. This may include conditions imposed by the Department of Planning and Development related to zoning or historic preservation. (Previously, similar conditions may have been marked on the permit drawings.)

Permit certificates printed before September 25th, 2025, without these features remain fully valid.
