The 548 Foundation HQ — a 51,000 SF West Lake Street warehouse transformed into a headquarters that honors the building's industrial past while powering a new chapter.

A performance pavilion for Calumet City — designed to bring the festival to the community.
Blues River Run: 2,940 SF enclosed building + 2,854 SF open-air canopy on a 50,000 SF site along the Calumet River. Dramatic roof slope. Color-coded seating. A design that says you don't have to leave the Southland to experience something great.

The first food hall ever at Denver International Airport.

Denver Central Market - 4,000 SF, 90+ seats, multiple dining options - designed and delivered by GRDS as AOR for Delaware North. Orginally completed in 2018 with the mid-term refresh completed in 2025.

Designed with intention. Multiple concepts, one cohesive experience. Executed with the precision required by DEN.

Before it sat vacant, 2548 S. Federal printed Muhammad Speaks — the Nation of Islam's newspaper, one of the most widely read Black publications in American history. And before that, since 1928, it was home to the Rapid Roller Printing Company — which gave the building its name.

Now it is becoming Solar Lofts — 47 units of mixed-income, primarily electric affordable housing in Chicago's South Loop.

GRDS prepared the full Planned Development package and earned City Council approval in 2022. The design preserves 62,789 SF of the original structure and steps new construction up to a unified five-story building — one new floor over the four-story south section, two over the three-story north side, with the upper level set back to honor the distinction between old and new.

From factory to home. This is adaptive reuse with intention.

River Oaks Shopping Center West. Calumet City.

Single-story underutilized retail → 8-story mixed-use campus. 105 units. Restaurants. Entertainment. Co-working. Surface parking gets reimagined as green space.

Part of a larger city-led vision to transform the River Oaks corridor into a destination for the Southland. GRDS developed the concept in 2024.

What does a real answer to Chicago's missing middle housing problem look like?

For GRDS, it looks like this: a 3-unit, 3-story owner-occupied building - modular panel construction, designed to respond to local context, and a model that lets owners build real equity by living in one unit and renting the others. We took cues from the neighborhood and remixed them: the scale and rhythm of a Chicago block, expressed in a contemporary way.

The design exists. It is shovel-ready. It is waiting for the right development partner.
