Sometimes the best flooring decision is knowing when not to refinish.

We completed the upstairs and staircase in this home months ago, but for the main level, we waited.
Why? Moisture.

After years of elevated moisture levels, the homeowners invested in a full crawl space encapsulation. Rather than rush the process, we monitored conditions and waited nearly 6 months until the floors stabilized within specifications.

Only now do we move forward.

We’re refinishing the main level to perfectly match the upstairs, using:
• DuraSeal Provincial stain for rich, consistent color
• Bona Traffic HD for maximum durability and long-term protection

🚧 Prep Work Matters 🚧

What’s under your carpet can sometimes surprise you… On this project, we’re adding 3.25” Red Oak hardwood, but first we had to demo carpet and pad that were laid directly over thinset instead of properly removing it.

This kind of shortcut creates a big headache later, but that’s why prep is just as important as the finish. With the right tools – like our Hexpin plate system – we can power through and get the subfloor back to proper condition so the new hardwood has a flawless foundation.

Getting this new home’s floors refreshed with a professional buff and re-coat. Reviving the sheen, removing minor scratches and scuffs, and applying a durable 2K finish for long-term protection.

Edges and corners? No problem. Had the babies jump in to help with the detail work.
