Mr. & Mrs. Kingsley bathroom remodel (Before & After)
I was contacted by these homeowners in Elizabeth, IN about a bathroom remodel. As l looked around l noticed a lot of rot around the baseboards. I started the remodel knowing about what to expect in some facet. As l jackhammered up the existing mud pan and tile surround l notice the complete saturation and moisture that was absorbed into the concrete and under the tile. I removed the rotten wooden curb that came up like paper. we rented a commercial dehumidifier and let it dry out for 3 days. I found that the shower pan was not installed correctly. The waterproof membrane was cut short and not installed over top of the curb. The membrane was not wet tested before the mud pan was installed...a very important step!! The tile was installed directly to the treated wood without a membrane. Remember Tile IS NOT WATERPROOF, GROUT IS NOT WATERPROOF IT IS POROUS. Based on what l think, this shower probably leaked a few months after installation. As the project progressed, l got the drywallers in there they noticed that the drywall ceiling had sagged greatly...thus was probably caused by the moisture and humidity in the bathroom (it is VERY Important to have a good bath vent fan to remove the humidity after showering .. recommend to let it run for at least 30 mins after showering). l cut the drywall out, replaced the treated plate, installed new studs, plumbing, electrical and drywall. We installed a new bath vent fan along with two surface mounted LED disc lights and GFCI outlet next to the vanity per code. After the new waterproofing shower system was installed, l started the tile. Then a lighter paint color was applied to the walls after 2 coats of Pro Block Primer. The baseboards were caulked in and painted white along with the doors. A new vanity was installed along with the old vanity top (was still in great shape). The old cast fl**ge had rotted so l removed it and replaced it with a new one. The ADA toilet was installed. New insulation was installed along with foam insulation where needed to keep the baseplates draft free. The heavy glass door with Hydroclear glass was installed last (Special Glass that doesn't allow hard water to etch and to keep those pesty water spots away from your beautiful glass). I touched up the paint, then moved on out. This bathroom was transformed from dated and dark to bright, clean, beautiful that will last these homeowners for a very long time. lf you interested in learning more about how we can help you with your dated bathroom or kitchen give me a call!
