The right off-leash trail depends on the dog. That is why this is a list and not one name.

🦮 Millcreek Canyon - Off-leash days are odd-numbered, and there's a small per-car fee at the gate.
🦮 Tanner Park - A creek runs through a gully at the bottom, and dogs love splashing in it.
🦮 Neffs Canyon - It's close to town, no canyon drive needed, and much of the trail stays shaded.
🦮 Mount Olympus Trailhead - Parking is free on weekdays, and there's a pit toilet right at the trailhead.
🦮 Ferguson Park - It's fully fenced, over five acres, with a trail leading further up the mountain.

I'd rather see you spend a weekend on the deck you have than pay for a rebuild you won't get back.

This goes for buyers too. An older deck on a house you're touring isn't automatically a problem or a bargaining chip. Surface wear, faded stain, a couple of loose boards, that's a weekend of work. Soft spongy wood and railings that move under your hand, that's a real number.

One thing that matters either way: permits. An unpermitted deck can stall an inspection or complicate financing at closing, and that's worth knowing before you're under contract instead of after.

There's a score for how much homeowners love a renovation after it's done. Decks win it outright.

It's a real measurement, tracked across every major home project, and decks come in at 9.8 out of 10. Nothing else on the list scores higher.

Which is worth sitting with, because almost every conversation about home projects is about resale. What does it add, what comes back, what will buyers pay for it. And most people asking those questions aren't selling this year, or next.

A deck is one of the few projects that pays you while you still own the place. Dinners outside. Kids in the yard where you can see them. Somewhere to sit that isn't the couch.

The resale value is real too. But if you're staying a while, 9.8 is the number that applies to your life.

Still worth building the right size for your house and your budget. That part doesn't change.

Start your deck budget with your home's price, not with a photo you saved.

I get asked about deck budgets constantly, and it's almost always after somebody has already picked out the design.

One more number worth knowing. Most pros keep a deck to about 10% to 15% of the home's square footage. On a 2,500 square foot house that's roughly 250 to 375 square feet. Go bigger and you start eating into the yard buyers wanted, which works against you even when the deck itself is beautiful.

Off-leash spots are not interchangeable. Some suit a dog who runs, some suit a dog who would rather sniff.

A dog who bolts needs a fence. A dog with energy to burn needs room. Worth knowing which one you have before you pick a spot.

All five are close enough to be a regular thing rather than a trip.

The off-leash list around Salt Lake is longer than the two names that always come up.

5 trails and parks around here where dogs get to run off leash.

🦮 Millcreek Canyon - Dog Lake and the Big Water Trail give dogs a spot to cool off and swim.
🦮 Tanner Park - Paved walkways and a playground up top, quieter in the mornings before the crowds.
🦮 Neffs Canyon - No parking after 10pm, and the stream can dry up some summers.
🦮 Mount Olympus Trailhead - It's a steep climb with scrambles near the top, best for strong, fit dogs.
🦮 Ferguson Park - Water stations throughout and two small pavilions if you need some shade.

Check whether each one is fenced or open before you go. A dog who bolts needs a fence. A dog with too much energy needs open ground.

"Let's list high and come down if we have to" is costing sellers real money right now.

The thinking makes sense on paper. Start high, leave room to negotiate, drop the price if it doesn't move. No harm done.

But there is harm. It's just quiet.

Buyers aren't negotiating your high price down. They have too many other homes to look at, so they skip yours and never call. You never hear the "no." You just get silence, and then a price cut a month later.

By then the listing is stale. The same buyers who would've jumped in week one now assume something's wrong with it.

That's why the day-one price matters more than almost anything else you'll decide. It's not a starting point you can walk back for free. It's the thing that decides who shows up while your interest is highest.

You could name your one sunset spot in Salt Lake right now without thinking about it.

Most of us have exactly one. You found it early, you take people there when they visit, and you never went looking for the rest.

The 5 in the video are the ones worth the trip.

The timing is the part people mess up. Getting there at sunset means getting there late.

"We can always come down later" is the line that costs sellers the most.

It sounds safe. Start high, leave room to negotiate, drop the price if the house doesn't move.

But buyers don't negotiate a high price down anymore. They have too many other homes to look at, so they skip yours and never call. You don't get a low offer to counter. You get silence, then a price cut a month later.

The thing the slides don't have room for: the price cut itself becomes the story. Buyers see the reduction and assume something's wrong, so the house that was overpriced now gets treated like it's flawed. Two strikes from one decision.
