Your back patio is the room you didn't know you were missing.

The homes we work in around Richardson were made for this, with backyards that have so much potential, yet always the last thing anyone gets around to updating. Sound familiar?

For us, it's seating that pulls people together, lighting that sets the mood, furnishings that actually feel good to sit in...and yes, automated screens that make the whole space actually usable in a Texas summer.

Your morning routine isn't going anywhere. It might as well happen somewhere beautiful.

Color and pattern are never just about one space. They're part of a larger conversation happening throughout your whole home. We see that picture from day one and use it to guide us every step of the way.

Our process starts with really listening to how you live, how you use each space, what you love, and what you're ready to let go of. Every detail gets our full attention, and we do our best to make the whole thing feel less like a renovation and more like an adventure.

Look who’s celebrating 25 years of marriage!🥂

I always knew Adam would be the best life partner, but I never would have bet we’d be business partners, too. (We’re opposite in a LOT of ways.)

It works, though. Adam keeps the ship running while I dream up what the ship should look like. Happy anniversary to my favorite practical magician.

I always knew Adam would be the best life partner, but I never would have bet we'd be business partners, too. (We're opposite in a LOT of ways.) Adam keeps the ship running while I dream up what the ship should look like. It shouldn't work as well as it does, and yet here we are.

Happy anniversary to my favorite practical magician.

Summer in Dallas is coming whether y'all are ready or not.

The space just outside your back door deserves the same thought as the one inside it. Good seating, the right layout, and a little personality go a long way.

You know your home needs something. You just don't know where to start.

Maybe you've been living with a layout that doesn't work for years. Maybe you've saved a thousand photos and somehow still feel more confused than when you started. Maybe you've gotten one contractor quote and immediately closed your laptop.

This is normal. This is also exactly where we come in.

Swipe through for the things every first-time remodeler should know before they do anything else. And save this post for when you're ready to start.

Y’all, I know it’s May. But we need to talk about your fireplace.

In this Dallas remodel, the fireplace was the heart of the whole formal living room design. The existing one was too small for the scale of the room, and the entire wall elevation needed reimagining. We added wall paneling, updated the surround with stunning brown marble, and incorporated the existing window detailing so every element was in conversation (without being too chatty 😉).

It wasn’t without its moments. Renovations rarely are. But when it came together, it changed the entire room.

Trust me on this one — do it now and by the time the first cool front rolls through Dallas, you’ll already be there with a glass of wine instead of wondering why you waited. Save this so you know who to call.

Every home needs at least one place where the noise stops.

Not a whole room necessarily. Sometimes it's just a chair by a window, a reading nook with the right lamp, a spot that somehow always feels quieter than the rest. This corner at Project Sage & Roses is exactly that. (And the gorgeous window? It's the OG we mentioned in yesterday's post. You can see now why we had to carry it into the kitchen design.)

We think about these moments in every project we design, because a home that restores you is worth so much more than one that just looks beautiful.

This May we're thinking a lot about calm... How to find it, how to design for it, and how the right space can give it back to you at the end of a long day.

What's your calm corner?
