It’s always in the details 🧡 We love starting with a blank canvas, especially when a home has already been fully updated from the kitchen to the bathrooms. This one gave us the perfect foundation to build on.

For this project, we leaned into our signature palette: warm browns, soft beiges, and subtle hints of yellow and orange to create a space that feels right the moment you walk in.

Nothing overpowering. Nothing forced. Just enough color to catch your eye, create movement, and make each space feel layered and lived in.

Because staging isn’t about filling a room, it’s about creating a feeling people remember. And when every detail is considered like this… it shows. 👀✨

This one came down to one decision. Do the work before you list… or leave money on the table.

After 35 years, the home was full of character, but not exactly aligned with what today’s buyers expect. So we stepped in and reworked the space with intention.

We painted the entire house, packed away years of decor, and updated all the light fixtures (24, to be exact). The kitchen floors were refinished, and overhead lighting was replaced with LED cans to make the space feel brighter, cleaner, and easier to live in (and yes, no more changing bulbs in cathedral ceilings).

Then we styled the home to speak directly to the right buyer and carried that same energy outside with fresh landscaping and a fully prepped patio.

Now it shows the way it should: clean, current, and move-in ready.

That’s what gets buyers to connect quickly, and pay more.

A little behind-the-scenes look of our latest project…. the making of something special! ✨

From day one, the vision was to completely reimagine this home, and bringing it to life takes a lot of moving parts. Here’s a quick peak at the real process 👀

Furniture arriving piece by piece, artwork going up, walls being painted, floors refinished, lighting installed… a true team effort with everyone jumping in wherever needed.

It’s not always picture perfect in the moment… sometimes it’s a little messy, fast-paced, and very hands-on. But somehow, it all comes together exactly the way it’s meant to.

Staging reminds me every time that even in a seller’s market, presentation still matters.

The living room is always the moment. It’s where buyers slow down, take it in, and start imagining their own routines unfolding in the space. This home had beautiful bones, though it felt ready for a more updated, modern look, so we gave it a thoughtful refresh that completely changed the feel.

Fresh paint, updated lighting, and a full reset of the room made all the difference. We reworked the space and designed a space that feels lighter, more inviting, and aligned with how people want to live today.

And the seller was incredible throughout it all. Total trust in the process, openness to every suggestion, and the confidence to let us fully reimagine the room.

Staging this one hits different 🤍

My parents have loved this home for 55 years. It’s the house I grew up in, so walking through it now as both daughter and stager feels incredibly special.

There’s something emotional about fluffing pillows in the same rooms where all your childhood memories live. Sigh…

Staging any client’s home requires sensitivity, diplomacy, and respect, and staging your parents’ home is no different.

I found myself gently explaining to my mother that the wallpaper she loved in 1982 isn’t exactly giving “modern vibes.” Or that the next owner will likely be half her age and may not know what Lladró is, let alone want to see an entire collection of it.

It’s never easy telling a client that we don’t need to keep everything… and my parents were no exception.

Turns out, staging your parents’ home requires the exact same diplomacy as any other project, just with a lot more nostalgia woven in.

My parents are the very best people I know. 55 years ago, they moved our family to a brand-new neighborhood in Dix Hills, choosing the land, the builder, and the style of home. And now, it’s time to pass it on, so the next family can create a lifetime of memories there too.

Spring is right around the corner and you can feel it 🌷 The weather has been incredible lately, which makes it the perfect time to freshen up our staging. We love bringing in pops of color and layering greens throughout a space to give it that fresh, lively feeling buyers are drawn to.

And sometimes the best accessories are already there! When we’re staging an occupied home, we love incorporating a few of the homeowner’s fun pieces—styled the right way they can add personality, warmth, and make the space feel authentic.

Not our typical staging scope and that’s exactly why we’re sharing it! ✨

For the past two years, we’ve been part of 18 Dock, staging residences and supporting design throughout this stunning new building.

Most recently, we helped bring the arcade and gym spaces to life through custom wall coverings.

Sometimes the impact isn’t just in furnishing a space. It’s in shaping the feeling of it from the walls out.

Projects like this take vision, patience, and trust. Watching it all come together has been incredibly rewarding.

Before → After and yes… it’s THAT good 🤭✨

This week let’s talk about occupied staging.

This home sold 15% above asking for an ✨400% ROI✨ and that’s exactly why this matters.

Now let’s get into the transformation:

Living room first. We removed everything and started fresh. Clean slate. Better flow. Pieces that actually talk to each other.

Dining room next. We kept the table, swapped the chairs, replaced the light fixture, and repurposed her antique entry console + mirror so it finally feels intentional.

Family room. Cleared out. Started over. Warmer, balanced, layered the right way.

Kitchen eating area. We kept the table here too, replaced the chairs, updated the light fixture and art, and refreshed her family heirloom red hutch so it feels collected, not dated.

This is what occupied staging really is. Not replacing someone’s story. Refining it so buyers feel it instantly.

New construction is beautiful. But staged right? That’s a different experience 🤩

The house already had everything going for it. Amazing natural light, custom finishes, clean lines, great flow.
But when we first walked in, it felt vacant. The home just needed some energy, a little lift, some personality and jooj. So that’s exactly what we gave it!

We layered in proportion so that the space felt defined. We added warmth so the light felt soft instead of stark. We brought in modern silhouettes and subtle color to create rhythm without overwhelming those beautiful materials. And most importantly, we showed what it feels like to actually live here.

In homes like this, we’re not here to compete with the finishes. We’re here to support them. That’s the difference.

Brand new is the starting point. Presentation is what makes it feel complete.
