After more than 30 years in the design and building industry, I still see homeowners making the same costly mistake: jumping straight into architectural drafting without understanding the physical realities hiding behind their walls.

In my latest article, I break down exactly why a pre-design diagnostic phase is non-negotiable. I share a recent project where a "simple" attic loft conversion almost turned into a structural disaster—until we engineered a "Skyhook" solution to hang the new floor directly from the roof rafters.

Before you spend a single dollar on blueprints that local zoning might reject, you need a Next Step Discovery Review.

Colin Healy is an excellent person and designer. We did extensive design work with Colin, adding a Sunroom, 2 bedrooms, and extending the kitchen on our older home.

The roofing joining the new addition to the old construction was complicated. Our experienced framing carpenter said that he was concerned that all would join properly, but when he got to that closing point he said that Colin's drawings were exactly what they needed to be, and exactly as shown on the drawings.

Also the extension of our kitchen had a problem where the new kitchen exterior door from the deck would conflict with a older window in another room at 90 degrees to the kitchen. Colin solved the problem with a sliding exterior pocket door for the kitchen extension.

Colin was always interested in the best results for us. If you have the chance to work with Colin, do it -- you won't be sorry.

While community and technology are vital, the physical layout of the house itself ultimately dictates how safely a senior can navigate daily life. As Certified Aging in Place Specialists (CAPS), we look at the home through a lens of preventative architecture.

Simple, elegant modifications can instantly eliminate major safety risks while preserving the home's visual character:

Introducing zero-threshold entryways to prevent trips.

Converting traditional bathrooms into curbless, zero-clearance walk-in showers.

Upgrading lighting pathways for clear nighttime navigation.

Optimizing task-specific kitchen layouts to eliminate dangerous reaching or bending.

There are two words to describe Colin, and they have the same letters... Silent & Listen. I noticed that he Listens first, thinks and speaks with meaningful values as demonstrated in his designs.

We can explore the principles of home design 🏠 and renovation planning together. I’ll ask guiding questions along the way to help you think through the process of protecting a home's value while making improvements.

The image you shared emphasizes that home modifications should enhance both aesthetic (how it looks) and financial (what it's worth) value. Planning a project involves balancing your personal style with market trends and structural integrity.

Here are three ways we can start looking into this:

Investment Strategy 📈: We can discuss which types of home renovations typically offer the highest Return on Investment (ROI) and which might actually decrease a home's resale value.

The Planning Phase 📝: We can break down the "Where to Start" and "Answer the Whys" sections mentioned in the planner to help you define the scope and purpose of a project.

Design & Aesthetics ✨: We can explore how to choose materials and styles that are "timeless" versus "trendy" to ensure the home remains appealing to future buyers.
