More progress at our upstairs, an unfinished floor with two partially framed, plumbed baths including this very large room. We wanted to create a classic, cozy Pawleys Island vibe with only minor alterations to the existing plumbing. The details:

- Walls & Ceiling: Tongue and groove wood, painted white
- Floor: Large scale navy floor tile with a small geometric corner design in gray and white
- Shower walls: Large white subway tile with light gray grout
- Shower floor: Blue-gray penny tile
- Vanity: Antique sideboard, painted navy

Upstairs construction at our beach house project is almost done! This bedroom, one of three upstairs, has a great view of the Pawleys Creek outside and inside it’s looking very beachy with new wood walls, ceilings and floors.

This 2008 house replaced a creek cabin on the site since the 1930s. The second floor was left unfinished so we’re finishing it as well as remodeling the first floor to recreate an authentic Pawleys Island creek house look and feel.

Here is the project mudroom/bar (swipe to see the before) an existing space reconfigured to serve as the garage entry point with access to the over-garage bonus room, powder room and kitchen. There is also a new bar and drop zone area (not shown).

We used a historic color for the cabinets with wainscoting and a neutral textured wallpaper to tie in this space to the kitchen, breakfast room and great room beyond.

A Roman shade in a vintage floral with contrast trim from Schumacher was crafted by Decorating With Style and softens the staircase window overlooking the garden.

Warm Classic Brass hardware from Bird Decorative Hardware & Bath looks great on the muted cool blue cabinetry.

Another view of the great room (swipe for the before) showing the new furnishings and drapery, all using the existing rug as a starting point.

We wanted this room, which is open to the kitchen and breakfast room, to retain its original feel but blend seamlessly with the other new, more modern spaces. To accomplish this we used furnishings with updated traditional lines, walnut and creamy white painted woods and walls and a mix of fabric colors to tie the three areas together.

Construction will start soon on the exterior of our beach house project but first we’re trying out a few options with the use of ChatGPT. The goal is to improve this 2008 construction to create the look and feel of an authentic Pawleys Island creek house, closer to the house that was originally on the site since the 1930s.

The top photo shows one side of the house as it is now - great bones but boring, dull design. The bottom photo shows the changes to come:

* Change exterior color to a clean, warm white
* Add shutters - some Bahama, some hinged swinging, all in a muted dark green
* Add a flat trim band around all windows
* Add a wide trim band around the base of house
* Add louvered wall, painted green, under the house on street side

Check back for more changes to this vacation house as we remodel, furnish and “age” it for an authentic “Old Pawleys” beach house vibe.

A close up detail of the kitchen (swipe for the before) shows the range wall with a 48” centered in a large alcove with lots of space for both function and display.

We wanted the kitchen, which is open to the great room, to be warm and not too kitchen-y so used a combination of walnut and warm white cabinets with a Danby Imperial marble counter and range backsplash and shelf. An unlacquered brass gallery rail and cabinet hardware from Bird Decorative Hardware & Bath add polish.

There is plenty of room to display the client’s collection of heirloom china, our inspiration when choosing the custom hand-blocked linen fabric we used for the Roman shades.

Another view of our project breakfast room and great room. We used a custom-length upholstered dining bench, a sleek vintage oval pedestal table from and vintage rattan chairs from . Custom cushions matching the bench were made by Needle Precision to complete the look.

The great room beyond has touches of tortoiseshell bamboo and rattan along with mahogany furnishings and drapery panels in a colorful woodland scene.
