A finished home has a funny way of making every decision look obvious.

Of course that wall goes there.
Of course those materials work together.
Of course the kitchen feels like it belongs.

But long before this Tanglewood custom home looked like a home, it was plans, renderings, material samples, framing, and a whole lot of decisions.

What began as an unexpected rebuild became an opportunity to create something completely custom for one family—right in the Fort Worth neighborhood they already loved.

Plans became framing.
Framing became rooms.
Rooms became the places where life would happen.

And eventually, the house we’d spent so much time looking at on paper became home.

Pretty cool to watch it happen. 🏡

Christmas feels pretty far away in August.

Until you start counting backward.

Closing.
Contract.
Showings.
Photos.
Prep.
Pre-approval.

Suddenly, “we want to be moved by Christmas” becomes something you should probably start talking about now.

Not because you need to rush.

Actually, the opposite.

Starting early gives you the luxury of not rushing later.

A roof can look perfectly fine right up until it becomes everybody’s problem.

The seller thinks it has years left.

The buyer’s inspector isn’t worried.

Then insurance gets involved.

And suddenly, the roof nobody was talking about is holding up the whole deal.

That’s becoming a bigger conversation in Fort Worth real estate, especially with older roofs and the realities of North Texas hail.

If you’re buying, selling, or expecting to replace a roof soon, ask the questions before they become expensive ones.

How old is it?

What condition is it actually in?

And what does your insurance policy say?

Roofs are expensive.

Surprises are usually worse.

Hobby Lobby had Christmas trees out in July.

We waited until August, which we feel pretty good about.

But here’s what we keep running into.

Somebody calls in October wanting to be somewhere new for the holidays, and we end up doing the math out loud on the phone while they get real quiet.

Because “in by Christmas” was never really a closing date.

It’s a tree in a new living room. Your mom seeing the place for the first time. Everybody crowded into a kitchen you actually like.

Work backward from that, and buyers and sellers land in roughly the same place: under contract by early November.

If you’re selling, that means getting listed around late September—and ideally sooner. Which means the prep starts before the weather cools off.

If you’re buying, that means shopping by late September with a pre-approval already in hand.

The point isn’t to rush.

It’s to start early enough that you don’t have to.

If being in a new home by Christmas is the goal, now’s the time to start building the calendar backward.

We’re excited to officially welcome Lauren Decker to the 6th Ave Homes team. 🏡👏

For Lauren, work has always come back to people.

Before real estate, she owned a personal training studio and spent years helping people reach their goals. Real estate turned out to be a different version of something she already loved—helping people take the next step.

She’s been helping people buy and sell homes since 2015, with a special place in her heart for first-time buyers and military families. She’s also licensed in both Texas and California.

Outside of work, you’ll find her at her son’s football games, riding horses with her daughter, working out, making sourdough, or learning her latest homesteading skill.

Family is at the center of pretty much everything Lauren does, and we’re grateful she chose 6th Ave for this next chapter.

Then life changed the plans.

After an incredibly difficult season, a tree destroyed this family’s longtime home in Tanglewood. They could have started over somewhere else.

They chose to stay.

So we rebuilt on the same lot, surrounded by the neighborhood and mature trees that had been part of their story for decades.

And we didn’t want the new house to feel new for the sake of being new.

We designed a timeless ranch that respected what came before it. Historic-width hardwoods. Warm brick. Thoughtful windows. Wood-burning fireplaces. Details that feel collected rather than added.

The finished home doesn’t compete with the neighborhood.

It belongs to it.

And after everything this family had been through, that mattered more than making the biggest house on the block.
