There’s something powerful about keeping it simple. Thoughtful details, beautiful balance and just enough to make a space feel complete. Because great design doesn’t need more, it just needs the right things. 🤍

A room can have all the right pieces and still feel like it’s missing something. Usually, it comes down to the finishing touches that help everything work together.

✨ Hang curtains high and all the way to the floor
✨ Ground the room with a properly sized rug
✨ Mix overhead, task and accent lighting
✨ Add texture through pillows, throws and natural materials
✨ Bring in greenery for color and a little life
✨ Make sure art is the right scale and height
✨ Edit surfaces so they feel styled, not cluttered

You don’t need to change everything. Focus on a few areas that feel unfinished and start there.

The result? A space that feels warmer, more interesting and thoughtfully put together. 🤍

Sometimes a few changes can make ALL the difference! ✨

We originally staged this beautiful home using the homeowners’ existing dining furniture. But after seeing everything come together, they decided they wanted to take the dining spaces one step further — so we came back and swapped out their tables and chairs for some of our more updated pieces.

And what a difference! 🤍 The lighter, more contemporary furniture instantly freshened up both spaces and helped the home feel more current, open and cohesive with the rest of the staging.

That’s one of the things I love about occupied staging — we don’t have to replace everything. We can work with what you already have and then strategically bring in the pieces that will make the biggest impact for buyers.

Sometimes it’s not about changing the whole house… it’s about knowing what to change. 🏡✨

Great design isn’t just about picking pretty things. There are seven key elements designers use to bring a space together and finding the right balance between them is where the magic happens.

📐 Space — How the room is used and how everything flows within it
〰️ Line — Architectural details, furniture and shapes that guide the eye
🔺 Form — The shapes and silhouettes that give a room structure
🎨 Color — Sets the mood and helps connect everything in the space
💡 Light — Natural and layered lighting that can completely change how a room feels
🧶 Texture — Adds warmth, depth and interest through fabrics, finishes and materials
🔲 Pattern — Brings personality, movement and contrast into the mix

You don’t need every element to demand attention. The best rooms find a balance and some elements lead while others quietly pull everything together.

Take a look around your favorite room. Chances are, all seven are working together. ✨

When a home gives you mauve carpet and pink floral wallpaper… don’t fight it — LEAN INTO IT! 🌸

For this beautiful Niwot home, we embraced the existing color palette and made it feel intentional. We brought in soft blush and mauve accents, warm neutrals, updated artwork and accessories — and that gorgeous mauve sofa that ties everything together. Instead of competing with the home’s original character, we worked with it to create spaces that feel warm, inviting and cohesive.

That’s one of my favorite parts of staging: you don’t always have to change what’s there — sometimes you just need to make it make sense. ✨

This wonderful Niwot home will be hitting the market soon! 🏡

The housing market has shifted. Buyers have more choices, many homes are staying on the market longer than they did a few years ago, and sellers have to work harder to make a memorable first impression. Recent market data also shows more listings with price reductions, giving buyers greater negotiating power in many areas.

That's exactly why staging matters.

🏡 It helps your home stand out in a market where buyers are comparing more properties before making an offer.

📸 It creates stronger online appeal. Your listing photos are often the first showing—and sometimes the most important one.

✨ It highlights your home's best features while helping buyers imagine themselves living there.

❤️ It creates an emotional connection. Buyers remember homes that feel inviting.

💰 It can make a real difference. According to the National Association of REALTORS®, 29% of agents said staging increased the dollar value offered by 1–10%, and nearly half reported staged homes spent less time on the market.

Staging isn't about making a home look perfect—it's about helping buyers see its full potential. In today's market, that can be the difference between being overlooked and being remembered.

You don't need a full home makeover to make your space feel ready for fall. In fact, the best seasonal updates are often the simplest. A few thoughtful changes can make your home feel warmer, cozier, and more inviting without going overboard.

Here are 10 easy ways to welcome the new season:

🍂 1. Add a cozy throw to your sofa or favorite chair.

🤎 2. Introduce warmer tones like olive, rust, camel, or chocolate through pillows and accessories.

💡 3. Layer your lighting with table lamps and candles to create a warm glow.

🌾 4. Bring in natural elements like dried branches, greenery, or seasonal stems.

🪵 5. Incorporate natural materials such as wood, woven baskets, ceramics, and stone.

🛋️ 6. Add texture with linen, boucle, velvet, or chunky knit accents.

🚪 7. Refresh your entryway with a new doormat, planter, or simple wreath.

🍎 8. Style with seasonal produce like pears, apples, or mini pumpkins for an effortless fall touch.

🕯️ 9. Create a cozy focal point with a candle, books, and a decorative tray on your coffee table.

✨ 10. Edit your décor. Sometimes removing a few accessories makes a room feel more intentional and ready for a new season.

Small updates can make a big impact—and you don't have to spend a fortune to give your home a fresh fall feel.

A beautiful home isn't about spending more, it's about spending wisely.

💰 Splurge on:
• A quality sofa
• Timeless lighting
• Window treatments
• A great mattress
• Original art or meaningful statement pieces

💸 Save on:
• Accent pillows & throws
• Decorative accessories
• Side tables
• Trendy décor
• Baskets & planters

As a home stager and designer, I always tell clients to invest in the pieces you use every day and save on the items that are easy to swap out as your style evolves. Spend where it counts, save where no one will know the difference.
