The Arbor is officially complete and already home to hundreds of students for the 2026–2027 school year in College Park, MD.

Originally built in 1965, this 6-story, 134-unit building has been transformed into updated off-campus housing for University of Maryland students, with refreshed interiors, improved accessibility, and a new collection of amenity spaces designed around student life.

The amenities include study lounges, private study pods, a fitness area, yoga space, and sauna, giving students places to study, recharge, and connect.

Zavos Architecture & Design served as Architect of Record in collaboration with 510 Architects for the project, developed by Cape Advisors.

We’re excited to see this transformation come to life and The Arbor serving the University of Maryland student community!

ZA+D was proud to attend Frederick Community College’s Science & Sustainability Showcase on Wednesday, September 23rd.

President, Bruce Zavos joined a panel discussion to talk about architecture, sustainability, and how these principles are incorporated into our work at ZA+D. The panel gave students the opportunity to learn about different career paths and the role sustainability plays across various industries.

Following the panel, Bruce Zavos and Samantha Wood represented ZA+D by participating in a Q&A where students could connect with our team, ask questions about our work and experiences, and learn more about how architecture can incorporate sustainable practices.

It was a great opportunity to connect with local students, share our experiences, and encourage the next generation of professionals!

ZA+D was honored to be a part of the latest project at the San Mar Family & Community Services campus: the conversion of the Anna K. Findlay center into transitional housing for youth into adulthood.

Everyone in attendance could agree that this particular groundbreaking was an emotional one. The San Mar campus has been providing services such as housing, community services, mental health support, and foster care placement to children for more than 100 years. Their foundation is built on the belief that “a child asks, and San Mar listens.” The heart of this organization is undoubtedly its dedicated staff, who have willingly made personal sacrifices to remain true to this mantra. One employee was honored for dedicating 49 years of service to the organization.

“But what happens when the clock runs out?” asked Jerica Washington, Deputy Executive Director, during her speech at the groundbreaking. When the clock runs out, it means a child has turned 18 and has officially aged out of the foster care system. Often, these young adults are not ready to live on their own and face an increased risk of homelessness. This is where the conversion of the Findlay Building provides a solution for 15 young women.

This project transforms a four-story building that historically began as the campus’ orphanage and later served as administrative offices into a new home for these young women. The renovated building will provide a full-service solution for young women who have aged out of the foster care system.

The design includes highly secured, 15 private suites, social areas, kitchen space where residents can learn to cook, laundry facilities, and storage, along with a suite for an innkeeper who will provide supervised, 24-hour support. Modern amenities have been incorporated alongside trauma-informed design principles, with the end user considered at every stage of the design process.

This project provides an opportunity for independence, met with unwavering support from the San Mar community.

With Brunswick Railroad Days coming up, we’re taking a look back at some of the projects ZA+D has had the opportunity to be part of in Brunswick, Maryland!

From preserving historic buildings to creating new places for the community to gather and adding much-needed affordable housing, our work in Brunswick has allowed us to contribute to the continued growth of the city.

Railroad Square Apartments brought new affordable housing to Brunswick with two multifamily buildings designed to fit within the character of the surrounding neighborhood. Located near the historic railroad, the four-story building provides accessible, comfortable housing while supporting the continued growth of the community. As part of the project, ZA+D also helped bring the Brunswick sign to life, taking the initial concept and developing the design into the landmark that welcomes visitors to the city today.

As one of Brunswick’s oldest buildings, our work on the Meadows Building focused on giving a historic structure a new life while respecting its past. The renovation preserved historic elements, including the uncovered Tavern signage, while completely revitalizing the building and creating new residential spaces above a future retail space.

We helped transform an area along the railroad into Brunswick Railroad Park, a new outdoor gathering space that celebrates Brunswick’s history while giving the community a place to relax, gather, and enjoy the city. With railroad-inspired features, an overlook, gathering areas, and a farmers market deck, the park brings new life to an important part of Brunswick.

These projects represent some of the ways ZA+D has been proud to contribute to Brunswick’s past, present, and future. From preserving what makes the city unique to creating new spaces for people to live, gather, and connect, we’re proud to have played a part in the Brunswick community.

Happy Railroad Days, Brunswick!

ZA+D is excited to announce Atrium Lofts, a new mixed-use development taking shape at the former Lakeforest Mall site in Gaithersburg, Maryland.

Atrium Lofts is a six-story, mixed-use residential development that will include 250 apartment units above ground-level retail and approximately 10,000 sf of residential amenity spaces. The units are located within a C-shaped podium building that wraps around a structured parking garage. The building is designed with a concrete podium at the first level supporting five levels of wood-frame construction above.

The ground floor will feature more than 45,000 square feet of retail space, with provisions for future tenant fit-outs. Supported by both 4% and 9% Low-Income Housing Tax Credit (LIHTC) funding, Atrium Lofts will provide an affordable housing community that contributes to a diverse and accessible housing community while bringing new retail opportunities to the area.

We are excited to contribute to a project that will bring new housing, retail, and community opportunities to the redevelopment of this Gaithersburg site.

The Maryland Deaf Center is officially open following its ribbon cutting on Friday, August 21st! As the first dedicated Deaf community center in the state of Maryland and one of just 26 centers nationwide, this exciting milestone marks an important step forward for the Deaf community. We were thrilled to see such an incredible turnout as the community came together to celebrate.

Located in Frederick, MD, this one-story center features a gymnasium, classrooms, offices, café, multipurpose room, and conference rooms, providing a welcoming and much-needed space for Maryland’s Deaf community.

We are incredibly proud to have been part of this project and to help bring this important space to life. We hope it paves the way for more centers like this to open throughout the state in the future.
