Why do I need a Professional Home Stager?

First and foremost, understand that home staging is not just about making your home pretty with furniture and accessories. Yes, the goal is to make your home pleasing to the eye, but it goes further than that. There is a psychology behind home staging. Professional home stagers understand what homebuyers are looking for and are trained to control a buyer’s eye. Staged homes are designed to lead a buyer through the home with the specific placement of furniture, color and accessories.
A personally designed home is not a staged home. There is a very big difference between the two. A home that is lived in is surrounded with personal items that make a home “a home”. A staged home is a neutralized home that looks pretty but is not always efficient to live in and is not personalized. A good home stager is able to take a personalized home and neutralize it so that it opens the home up to more buyers. More buyers’ means more offers, and potentially higher offers. The goal is to stage the home so that potential buyers see the benefits of what the home has to offer while still being able to imagine their family living there.
Buyers start the process of looking for a home online. Online photos are a buyer’s first impression of your home and will determine whether or not your home will be viewed in person. A staged home, done correctly, will photograph well. The key is to get buyers into your home. If your photos don’t rate high enough on a list of homes to see, you will miss potential buyers without ever knowing they were looking.
After a potential buyer has decided to view your home in person, the appearance and emotional appeal will determine whether or not they decide to make an offer and what that offer will be. While price is a key factor in getting potential buyers through your door, price alone won’t make them buy. A good staged home will make the buyer want to stay. The longer a buyer stays in your home the more they fall “in love”. Buying a home is an emotional purchase…they need to “fall in love”.
