Well, that didn't take long. 👀

This Washington Square West beauty is already UNDER CONTRACT, and we're not exactly surprised.

An 18-foot-wide city home with a garage, private garden, renovated kitchen, gorgeous natural light, and room to spread out? In one of Philly's most walkable neighborhoods? Yes, please.

But here's the thing about staging a home like this: it's not about making it look pretty for the photos (although we do love a pretty photo). It's about helping buyers understand how a house lives.

For our team at Philadelphia Design Collective, that meant creating inviting, thoughtfully styled spaces that felt warm, welcoming, and effortlessly livable. A place to gather around the dining table, curl up with a book, entertain friends, or escape the city bustle in your own little garden.

We wanted buyers to walk through the door and see more than square footage and a great floor plan. We wanted them to picture their lives unfolding here.

Over 7,400 square feet of warm contemporary luxury, nearly three acres of gorgeous grounds, and the kind of architectural details that make design people weak in the knees.

A 35-foot gathering room with soaring 21-foot ceilings? Check. A 14-foot walnut kitchen island topped with bookmatched quartzite? Naturally. A dining room with a 16-foot custom bar? Well, now you're just showing off.

And that's before we get to the 500-bottle w**e room, golf simulator, private gym, sauna, and a primary bathroom that could give a five-star spa a run for its money.

But what we love most about this home isn't the square footage or the spectacular finishes. It's how beautifully all that grandeur is balanced with warmth.

At Philadelphia Design Collective, that's exactly what we wanted to celebrate with our staging. We leaned into the home's rich walnut tones, sculptural architecture, natural stone, and beautiful textures, bringing in furnishings, art, and carefully considered details that complement the design without competing with it. Sometimes the best design decision is knowing when to leave well enough alone. And when a homeowner has taste this good? Our job gets a whole lot easier.

Meet 134 W. Highland Avenue, a drop-dead gorgeous Chestnut Hill home with historic charm, impeccable architectural details, and a kitchen addition that deserves its own magazine spread. (Rasmussen/Su architects, honed marble, Danish HeartOak floors… we're looking at you. 😍)

And that's before we even get to the backyard. A saltwater pool, lush gardens, century-old trees, and a copper outdoor shower? Yes, please.

We were brought in by one of our favorite agents, Keith Adams, to give this beauty a little finishing touch before hitting the market.

This wasn't a full stage. The seller already had an incredible eye for design and a home filled with beautiful furnishings and thoughtful details. We simply stepped in to fill a few gaps, add some finishing layers, and make sure every room was ready for its close-up.

Because great staging isn't always about bringing in a truckload of furniture. Sometimes it's about recognizing what's already wonderful and knowing exactly what (and what not) to add.

A little restyling. A lot of restraint. And one seriously beautiful house, and already under contract!

Meet 104 Grayling Avenue in the heart of Narberth, a beautiful Victorian designed by Minerva Parker Nichols, one of America's pioneering women in architecture. And honestly? She had impeccable taste.

When a house has this much character, our job isn't to reinvent it. It's to let it shine.

Our team at Philadelphia Design Collective had the pleasure of staging this historic beauty, bringing in a thoughtful mix of vintage-inspired pieces, modern furnishings, layered textures, and a little personality to complement its original architecture.

We love staging homes with a story, especially when that story involves a woman who was breaking barriers in architecture more than a century ago.

Good design never goes out of style. And neither does a house with a little history. ❤️

This Chestnut Hill home is the kind of home that stops you in your tracks the moment you walk through the door. It has soul. The kind of soul that can only come from over a century of craftsmanship, architecture and thoughtful stewardship.

When we first entered this extraordinary stone Victorian, we knew our role as stagers was not to overpower the home, but to listen to it. The soaring ceilings. The original millwork. Our goal was to create a stage that honored the home’s architectural integrity while helping buyers emotionally connect to how beautifully it lives today.

At Philadelphia Design Collective, we believe staging should never feel generic or disposable, especially in a home with this much provenance and personality. The best stages don’t compete with the architecture. They tell its story.
