Hi Friends, Happy Monday! I know these tips seem so incredibly basic but we constantly go back to these basics in every stage!

🍂1. Declutter. This one is free and should be part of every moving process anyway. Leave just the basic necessities you need in your house. Work through each room making keep, pack, sell and trash piles. Clear out closets and extra piles you never got to. Make sure exterior spaces are all decluttered and purged of all broken tools and worn out patio furniture. Consider renting a small storage unit or pod while on the market. Always use the garage for any clutter. Garages are meant to be used.

🍂2. Use neutral colors. This is the thing we stress most with our clients. You may love your bright paint colors but a buyer has a hard time seeing past it. We bring in colors in series of 3. Those 3 colors get used throughout all spaces to tell a cohesive story throughout your space.

🍂3. Boost curb appeal. This can be as simple as a new doormat and fake outdoor plants, blown leaves and trimmed landscaping. Choose realistic items you can maintain and keep them nice and tidy during the time on market. Get rid of outdated or damaged items.

🍂4. Rework room layouts. This one seems puzzling to our homeowners. They’ve always had an oversized dining table or 2 couches and 2 chairs in a space they can’t imagine staging it otherwise. With staging we are highlighting each space. The key to that is showing “space.” We intentionally use smaller scale items from bedroom sets to simple living rooms and smaller dining tables because we want the house to show roomy and show the ability to add more items.

UPDATE: They have changed the name to Agora Artisan Eatery

When I decided to close the restaurant, I didn’t want just anyone taking over the space. I’m very happy about who did!
My friends Michelle, Curtis and Jeff will be opening The District. They will be:

“…bringing the public amazing artisanal sandwiches on as well as signature soups, salads and more!
We will have a house made gluten free bread as well for all my gluten free friends and a lot of gluten free menu items! Don’t miss the gluten free biscuits and gravy and our all day Sunday brunch!
Projected opening date is October 4th, 2024!
