🏡 Real Estate Myth Monday

❌ Myth: “You have to put 20% down to buy a home.”

✅ Truth: You might not!

This is one of the biggest misconceptions I hear.

While putting 20% down can help you avoid private mortgage insurance (PMI) on many conventional loans, it’s not a requirement to buy a home.

Depending on the loan program and your qualifications, some buyers purchase homes with much smaller down payments.

For example:
🏡 Conventional loans may allow qualified buyers to put down as little as 3%.
🇺🇸 VA loans may allow 0% down for eligible veterans and active-duty service members.
🌾 USDA loans may offer 0% down in eligible rural areas.
🏛️ FHA loans may allow qualified buyers to put down as little as 3.5%.
